Traffic Division <br /> 62. The subdivision improvement plans shall note that curbside parking is only allowed <br /> on one side of the streets within the development. "No Parking" signs shall be <br /> posted where no curbside parking is allowed. <br /> Landscaping <br /> 63. A final landscape and irrigation plan shall be submitted to and approved by <br /> Director of Community Development as part of the building permit plan set prior to <br /> issuance of a building permit. Said landscape plan shall be detailed in terms of <br /> species, location, size, quantities, and spacing. Plant species shall be of drought- <br /> tolerant nature and suitable for reclaimed water, and the irrigation design shall <br /> utilize low-volume drip, bubbler, or other water conserving irrigation systems to the <br /> maximum extent possible. <br /> 64. Prior to project final, front yard and street side landscaping for the residential <br /> development shall be installed and inspected by the Planning Division. <br /> 65. The project shall comply with the State of California's Model Water Efficient <br /> Landscape Ordinance and Bay Friendly Landscaping Basic requirements. A <br /> licensed landscape architect shall verify the project's compliance with the <br /> ordinance: 1) prior to the issuance of a building permit; and 2) prior to final <br /> inspection. The verification shall be provided to the Planning Division. <br /> 66. The final landscape plan for the school site shall also include planting in the <br /> existing excavated areas. The planting details shall be included in the plan set <br /> submitted for issuance of building permit. The details are subject to review and <br /> approval by the Director of Community Development and the City Landscape <br /> Architect prior to issuance of a building permit. <br /> 67. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br /> shrubs a minimum of five (5) gallons, unless otherwise shown on the approved <br /> landscape plan. <br /> 68. The project developer shall provide root control barriers and four inch (4") <br /> perforated pipes for street trees and trees in planting areas less than ten feet (10' <br /> 0") in width, as determined necessary by the Director of Community Development <br /> at the time of review of the final landscape plans. No other trees shall be removed <br /> other than these specifically designated for removal. <br /> 69. The project developer shall post cash, letter of credit, or other security satisfactory <br /> to the Director of Community Development in the amount of $5,000 for each tree <br /> required to be preserved, up to a maximum of$25,000. This cash bond or security <br /> shall be retained for one year following acceptance of public improvements or <br /> completion of construction, whichever is later, and shall be forfeited if the trees are <br /> 11 of 30 <br />
