Energy Conservation <br /> • Mitigation Measure 4.8-1: reduction of air pollutants during the <br /> construction period. <br /> • Mitigation Measure 4.14-2: incorporation of building features to support <br /> alternative energy systems. <br /> Building and Safety Division <br /> 46. The project applicant or developer shall submit plot plans for each of the <br /> residential lots showing building setbacks and a topographic plan showing <br /> grading and drainage. Pad elevations, finish floor elevations, retaining walls, <br /> easements, and maximum height of the highest structure are to be indicated on <br /> the plan. Plans for any approved custom lots are to be signed by a registered <br /> civil engineer. All residential plot plans shall show compliance with 2907(d) and <br /> 70012(d) of the Uniform Building Code. <br /> Engineering Division <br /> 47. The applicant shall provide a hydraulic analysis for the water system design, prior <br /> to building permit approval, to the satisfaction of the City Engineer. The hydraulic <br /> analysis shall be used to verify flow demands and pressure availability for the <br /> proposed project and to justify pipe sizes. The analysis shall also demonstrate <br /> the effect the proposed project will have on the existing distribution system. <br /> 48. The applicant shall provide a sanitary sewer demand analysis, prior to building <br /> permit approval, to the satisfaction of the City Engineer. The sanitary sewer <br /> analysis shall be used to verify flow demands and availability of capacity for the <br /> proposed project and to justify pipe sizes. The analysis shall also demonstrate <br /> the effect the proposed project will have on the existing sanitary sewer system. <br /> 49. The project developer shall install street frontage improvements per Chapter <br /> 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City <br /> Engineer. These improvements shall include, but are not necessarily limited to, <br /> grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water <br /> facilities, street lighting, underground utilities, traffic control devices, landscaping, <br /> and automatic irrigation systems. <br /> 50. The water and gravity sanitary sewer mains serving this development shall be <br /> public and maintained by the City. There shall be individual sanitary sewer and <br /> water laterals to each dwelling unit. There shall be a two-way cleanout on the <br /> gravity sanitary sewer lateral located at the back of the PSE. <br /> 51. The project developer shall post with the City prior to approval of final subdivision <br /> map an additional performance bond for all subdivision improvements that are <br /> not to be accepted by the City of Pleasanton. <br /> Page 10 of 28 <br />
