ATTACHMENT 3 <br /> ORDINANCE NO. <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF GREENBRIAR HOMES COMMUNITIES FOR <br /> PLANNED UNIT DEVELOPMENT (PUD) REZONING AND DEVELOPMENT PLAN <br /> APPROVAL, AS FILED UNDER CASE PUD-25 <br /> WHEREAS, Greenbriar Homes Communities has applied for Planned Unit Development <br /> (PUD) Rezoning of the approximately 194.7-acre Lund Ranch II property located at 1500 Lund <br /> Ranch Road at the end of Lund Ranch Road from the PUD-LDR/OS (Planned Unit <br /> Development — Low Density Residential/Open Space) District to the <br /> PUD-LDR/RDR/OS-PHS/WO (Planned Unit Development — Low Density Residential/Rural <br /> Density Residential/Open Space-Public Health and Safety/Wildland Overlay) District, and for <br /> PUD Development Plan approval to construct 50 single-family, two-story homes and related <br /> improvements; and <br /> WHEREAS, at its public hearings on June 24, 2015 and August 26, 2015, the Planning <br /> Commission adopted Resolution No. 2015-28, determining that the proposed Rezoning and <br /> Development Plan are appropriate for the site, making findings, and recommending to the City <br /> Council that PUD-25 be approved; and <br /> WHEREAS, on October 20, 2015, the City Council, at a publicly noticed meeting, <br /> considered the Final Environmental Impact Report, all public testimony, relevant exhibits, and <br /> the recommendations of staff and the Planning Commission concerning the Final Environmental <br /> Impact Report; and <br /> WHEREAS, a Final Environmental Impact Report for the Lund Ranch II Development <br /> has been certified by the City Council on October 20, 2015, and the potential environmental <br /> impacts of this proposed Development Plan have been addressed in that Final Environmental <br /> Impact Report, and no further environmental review is necessary; and <br /> WHEREAS, on October 20, 2015, the City Council held a duly noticed public hearing on <br /> the application and considered all public testimony, agenda report, and related materials, and <br /> the recommendations of City staff and the Planning Commission; and <br /> WHEREAS, the City Council finds that the proposed PUD Rezoning and Development <br /> Plan are consistent with the City's General Plan and purposes of the PUD Ordinance. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> DOESHEREBY ORDAIN AS FOLLOWS: <br /> SECTION 1. Approves the Rezoning of the approximately 194.7-acre Lund Ranch II <br /> property located at 1500 Lund Ranch Road at the end of Lund Ranch Road from the <br /> PUD-LDR/OS (Planned Unit Development — Low Density Residential/Open Space) District to <br /> the PUD-LDR/RDR/OS-PHS/WO (Planned Unit Development — Low Density Residential/Rural <br /> Density Residential/Open Space-Public Health and Safety/Wildland Overlay) District. <br /> SECTION 2.
