yard requirements of the R-1-6,500 District. The street side yard fence for Lots 20, <br /> 21 and 22 may be located on the street side property line. <br /> 25. The proposed masonry wall along the project's southern and western boundaries <br /> shall be modified so that it will not wrap around the hammerhead (i.e. beyond the <br /> southern side property lines of Lot 19) at the end of "Private Court B." This <br /> revision shall be included in the improvement plans submitted for issuance of a <br /> building permit and is subject to review and approval by the Director of Community <br /> Development. <br /> 26. The plan set submitted for plan review shall include the location/style of the <br /> mailbox for the private school. The location and style of mailbox is subject to <br /> review and approval by the Director of Community Development prior to issuance <br /> of a building permit. <br /> 27. The dimension of the monument sign for the private school shall be submitted for <br /> the review and approval by the Director of Community Development with the <br /> subdivision improvement plans. All existing signs on the project site shall be <br /> removed prior to issuance of a building permit. <br /> 28. All parking spaces in the parking areas of Lot F and Lot G shall be striped. Wheel <br /> stops shall be provided for the surface parking spaces unless the spaces are <br /> fronted by concrete curbs, in which case sufficient areas shall be provided beyond <br /> the ends of all parking spaces to accommodate the overhang of automobiles. <br /> 29. Prior to issuance of a building or grading permit, the applicant/developer shall work <br /> with staff to incorporate all the applicable measures of the Climate Action Plan <br /> checklist. The incorporated measures are subject the satisfaction of the Director of <br /> Community Development. <br /> 30. The garages shall all have automatic opening sectional roll-up garage doors <br /> throughout the project. <br /> 31. The project developer shall investigate and is strongly urged to install water <br /> conserving measures into the homes, such as greywater systems (e.g., greywater <br /> is recycled for irrigation purposes). <br /> 32. Appliances meeting Energy Star standards shall be installed as part of the project. <br /> The proposed appliances shall be indicated on the plans submitted for the <br /> issuance of a building permit. <br /> 33. Water conservation devices such as low-flow faucets, toilets, shower fixtures, etc. <br /> shall be installed as part of the project. The devices shall be indicated on the plans <br /> submitted for the issuance of a building permit. <br /> 6 of 29 <br />
