EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> P15-0390 <br /> Site and Use Modifications <br /> 3410-3450 Cornerstone Drive <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The proposed school activities and operations shall conform substantially to the <br /> plans and narrative, Exhibit B, dated "Received June 23, 2015," on file with the <br /> Planning Division, except as modified by the following conditions. Minor changes <br /> to the approved activities and/or operation may be approved by the Director of <br /> Community Development if found to be in substantial conformance with the <br /> approved exhibits. <br /> 2. The church use approved as part of PUD-18 shall become null and void when a <br /> building permit is issued for PUD-111 and/or PDR-377. <br /> 3. The previous site plan and buildings approved under Case Nos. PDR-377 <br /> (church master plan), PDR-537 (sprung structure) are null and void when a <br /> building permit is issued for PUD-111 and/or PDR-377 except that an <br /> approximately 20,344 square-foot preschool building (including the approved but <br /> unbuilt 13,968 square-foot portion of the preschool building) approved under <br /> Case No. PDR-377 shall remain valid. <br /> 4. The proposed Montessori West school shall replace the existing preschool. <br /> 5. Montessori West shall be operated at the capacity of 120 students and 15 staff <br /> members. Prior to an increase in student and/or staff capacity, the applicant <br /> shall submit a parking survey prepared by a transportation consultant to assess <br /> parking adequacy at the school site and traffic/operational impacts generated <br /> from the school. If the report shows that the proposed enrollment increase would <br /> not adversely affect parking supply, circulation, and traffic, the Director of <br /> Community Development may approve the increase or refer it the Planning <br /> Commission for review and action. <br /> 6. No recreational school uses/activities, or other uses entailing supervised <br /> sports/activities, including but not limited to singing, loud playing, or other noise- <br /> generating activities generating noise levels in excess of 60 A-weighted decibels <br /> (dBA) on the day-night-equivalent level (Ldn) are approved as part of this <br /> application for the school land on the west side of the buildings. The land on the <br /> west side of the building shall be landscaped. <br />
