I want to let you know that I (along with the rest of the City Council)value your input <br /> and opinions, and I understand your concerns. <br /> What is coming before the City Council on October 6, 2015 is the latest chapter in well over a decade of deliberation <br /> about this very visible property. Back in 2001, a relatively large church and K-8 school were approved on the 6 acre site. <br /> However,over the years the church and school uses did not materialize at the size for which they were approved and <br /> they were not able to successfully build out their master plan. At this time, Ponderosa Homes and Centerpointe Church <br /> are asking the City Council to consider different uses, including housing on the property. <br /> Upon receipt of the application, City staff carefully analyzed the proposed project and completed the required <br /> environmental analysis while the applicants concurrently worked with neighboring property owners and other members <br /> of the community to explain the project. Earlier this year,the Planning Commission reviewed staff's recommendation <br /> and has made their own suggestions and recommendation to the City Council to improve the proposal, including: <br /> reducing the project from 27 to 25 units, incorporating additional open space, creating more parking supply for the <br /> neighboring senior housing project, and others.As many of you know,the latest version of the project will be presented <br /> to the City Council on October 6th.The staff report is attached for your review. <br /> You should also know that according to our Growth Management Ordinance we have planned for a total allocation of <br /> 235 new residential units every calendar year for an 8 year period which will bring us into compliance with State <br /> Regional Housing Needs Assessments(RHNA).To date, the City has issued 8 units for the current year.
