Velio A. "AI" Bronzini BUP'l ENYENTAL hV1ATERlAL
719 Main St. Provided to the City Council
Pleasanton, CA 94566 After Distribution of Packet
October 1, 2015 Date f j
Open letter to the members of the Pleasanton City Council from Al Bronzini, property
owner of 719 Main Street.
Dear members of the Council:
I have owned my property on Main Street since 1983 and I am not surprised at the results
of the HEXAGON PARKING SURVEY REPORT, dated September 23, 2013. Parking, or the
lack thereof, has been a topic of discussion ever since the reconstruction of Main Street
over twenty years ago.
Many very good projects have come to Downtown since the Main Street project was
completed, yet the subject of providing additional parking has never been top priority.
There have been many committees and discussions, but never any leadership from the
City to move the issue of parking forward. The City of Pleasanton holds the purse strings
and it is the responsibility of the City to get serious now about Downtown parking. The
situation is critical to the continued growth and prosperity of the Downtown area.
I read from the Hexagon Parking Survey and that upon the completion of the Pastime
Plaza Project there will be no parking spaces within two blocks of the Main/Rose-Neal
intersection. The survey also states that a need for 23 or more new parking spaces will be
needed upon completion of the project. I also read that the parking fees for that
project were waived in exchange for a 666 sq. ft. Plaza on the property which looks to be
no more than a small patio entrance to the businesses in that building. If that is what the
Planners wanted then the developer should have been required to make it be part of the
plan, not a trade for the parking fees.
I see no rational why the City agreed to gift away in lieu fees for 23 parking spaces at
what I understand to be approximately $18,000.00 per space for that small patio with a
few tables and chairs. With that kind of loose money management we will always be
playing catch up with regard to Downtown parking. Waiving such huge amounts of money
in that manner is poor management. The Downtown businesses got the short end of the
stick on that deal.
You cannot continue to punt the parking issue to the next administration. The time to act
is now. I support the recommendations of the Pleasanton Downtown Association and I ask
that you take a pro-active approach regarding the Downtown parking situation. We, the
property owners, need your leadership on this matter and we need it now.
Sincerely,
Velio A. "Al" Bronzini
