4 <br /> ORDINANCE NO. 2127 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF STONERIDGE CREEK PLEASANTON CCRC <br /> FOR A MAJOR MODIFICATION TO A PLANNED UNIT DEVELOPMENT (PUD), AS <br /> FILED UNDER CASE PUD-68-06M <br /> WHEREAS, Stoneridge Creek Pleasanton CCRC has applied for a Major Modification to <br /> an approved Planned Unit Development (PUD-68) development plan to reduce the unit count, <br /> modify the density, construct subterranean parking, add amenities, and related site <br /> improvements in the northern 10 acres of the Continuing Life Communities retirement <br /> community located at 3300 Stoneridge Creek Way (the "Project"); and <br /> WHEREAS, zoning for the property is Planned Unit Development — High Density <br /> Residential/Commercial (PUD-HDR/C) District; and <br /> WHEREAS, at its meeting of July 8, 2015, the Planning Commission adopted Resolution <br /> PC-2015-18, determining that the proposed Major Modification to PUD-68 is appropriate for the <br /> site, making findings, and recommending to the City Council that PUD-68-06M be approved; <br /> and <br /> WHEREAS, on August 18, 2015, the City Council held a duly noticed public hearing on <br /> this application and considered all public testimony, agenda reports, and related materials, and <br /> the recommendations of City staff and the Planning Commission; and <br /> WHEREAS, the City Council determines that the conditions described in California <br /> Environmental Quality Act (CEQA) Guidelines Section 15162 have not occurred and finds that <br /> the previously prepared Environmental Impact Report (EIR) and Supplemental EIR (SEIR), <br /> including the adopted CEQA Findings and Statement of Overriding Considerations for the <br /> Stoneridge Drive Specific Plan Amendment/Staples Ranch are adequate to serve as the <br /> environmental documentation for this project and satisfy all the requirements of CEQA; and <br /> WHEREAS, the City Council finds that the proposed Major Modification is consistent <br /> with the City's General Plan, the Stoneridge Drive Specific Plan Amendment/Staples Ranch and <br /> purposes of the PUD ordinance, and by this reference adopts and reaffirms all of the <br /> considerations and findings set forth in Planning Commission Resolution PC-2015-18 and <br /> adopted at the City Council's August 18, 2015 meeting. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> HEREBY ORDAIN AS FOLLOWS: <br /> Section 1. It approves Case PUD-68-06M, the application of Stoneridge Creek <br /> Pleasanton CCRC for a Major Modification to PUD-68 to reduce the unit count, modify the <br /> density, construct subterranean parking, add amenities, and related site improvements in the <br /> northern 10 acres of the Continuing Life Communities retirement community located at 3300 <br /> Stoneridge Creek Way, subject to the conditions as shown in Exhibit A, attached hereto and <br /> made part of this ordinance by this reference. <br /> Section 2. A summary of this ordinance shall be published once within fifteen (15) <br /> days after its adoption in "The Valley Times", a newspaper of general circulation published in <br /> the City of Pleasanton, and the complete ordinance shall be posted for fifteen (15) days in the <br /> City Clerk's office within fifteen (15) days after its adoption. <br /> 1 <br />
