EXHIBIT A <br />CONDITIONS OF APPROVAL <br />PUD- 81- 30-89D <br />Summerhill <br />PROJECT SPECIFIC CONDITIONS <br />Planning Division <br />1. The permitted and conditional uses of this project shall be those of the R -M <br />District of the Pleasanton Municipal Code. <br />2. The PUD development plan shall expire two years from the effective date of this <br />ordinance or later as approved by a development agreement unless a tentative or <br />parcel map, as applicable, is approved. If a tentative or parcel map is approved, <br />the PUD development plan approval shall lapse when the tentative map or parcel <br />map approval expires. If a final map is recorded before the tentative map or <br />parcel map expires, then the PUD development plan approval shall not lapse. <br />3. In the event of a conflict between any of these PUD conditions of approval and a <br />development agreement for the project, the terms and conditions of the project <br />development agreement shall govern. <br />4. The project developer shall pay any and all fees to which the property may be <br />subject prior to issuance of permits or as provided for in a development <br />agreement. The type and amount of the fees shall be those in effect at the time <br />the permit is issued unless otherwise provided in a development agreement <br />covering the project. <br />5. A Homeowners Association (HOA) shall be created for the proposed <br />development. The HOA shall be responsible for the maintenance of the <br />development. The project developer shall submit a copy of Convents, Conditions <br />& Restrictions (CC &Rs) goveming the ownership and maintenance <br />responsibilities of the project site, including but not limited to: maintenance of <br />building exteriors including roofs, landscaping, bio- retention areas, private utilities, <br />common areas, etc. The CC &Rs shall be reviewed and approved by the City <br />Attorney's Office prior to recordation of the final map. The CC &Rs shall be <br />recorded concurrently with the final map. <br />6. Prior to issuance of a building permit, the applicant/developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water <br />meters, including irrigation meters, applicable to the portion or phase of the <br />project covered by the permit. Additionally, the developer shall pay any applicable <br />Dublin -San Ramon Services District (DSRSD) sewer permit fee. <br />1 of 28 <br />
