As neighbors and <br /> citizens that will largely be affected by the plan, we feel strongly that it makes no sense to vote on ballot language <br /> without knowing what the Task Force's recommended number of homes will be. <br /> While we support voters making decisions about the future of East Pleasanton, we are concerned that rushing decisions <br /> this Tuesday night could lead the Council to rush it through in a way that puts an expensive and less than clear measure <br /> on the November ballot. <br /> Instead we would prefer the city council doing this right by instructing the following <br /> (1) Halt the East Pleasanton Specific Plan EIR process for now per your vote at the last meeting in May <br /> (2) Ask the EPSP Task Force to finalize their recommended plan with reduced total number of housing units and <br /> present it to the City Council by considering the following factors <br /> a. Revisit the financial feasibility study based on more up to date real estate values(20-30%increase over the last <br /> three years)that will reduce the total units and still make it financial feasible <br /> b. Revisit the financial feasibility study based on the availability of public funding for extension of El Charro because <br /> of the pass of measure BB,which will largely reduce the infrastructure cost hence reducing the total number of house <br /> units <br /> c. The significant traffic issues caused by large number of house units for the first street through the down town <br /> area where no mitigation plan can be taken due to constraints of downtown. <br /> (3) Schedule the ballot measure for March or June of 2016 to drastically reduce the cost of the vote,and let the <br /> people make the decision on whether or not East Pleasanton is re-zoned for massive development <br /> Your kind consideration would be much appreciated. <br /> Sincerely yours <br /> Ganping Ju and Feng Nie <br /> Citizens from Ironwood Neighborhood <br /> 1 <br />
