Exhibit A <br /> GENERAL CONDITIONS& STANDARDS <br /> 5-01. D1TENI <br /> It is the intent of these General Standards to describe minimum quality, quantity, and scope of <br /> activity and they are not intended to be restrictive to any Contractor. The term "clean" shall <br /> mean "free from soil/dirt". It is intended that all equipment and building surfaces shall be clean <br /> in all areas, whether specifically mentioned or not. The term "all areas" means all surface areas <br /> in the building. <br /> 5-02. MATERIALS <br /> Contractor shall furnish, as part of this agreement, all necessary supplies and equipment to clean <br /> and maintain building, including but not limited to carts, containers, baskets, maintenance <br /> products, wax finishes, cleaning powders and products, detergents, disinfectants, polishes, <br /> vacuum cleaners, mops, rags brushes, waxing gear, trash liners, etc.; specific brands may be <br /> indicated. Janitor Closet(s) and equipment shall be maintained in a safe and clean condition. <br /> The City of Pleasanton requires that their janitorial Contractor use Environmentally <br /> Preferable Cleaning Products and Supplies. All products will be reviewed and approved by <br /> the City Representative. <br /> Contractor shall also furnish, as part of this contract, all paper products such as toilet tissue,hand <br /> towels, seat protectors, etc., and all soap products necessary to maintain the facilities in a proper <br /> manner.All products shall be compatible with dispensers currently in use.All soap dispensers <br /> shall be maintained by the Contractor. <br /> Contractor shall ensure that products used to service restrooms leave a "clean and pleasant" <br /> smell. If no product is available that will meet the City Environmental Policy, Contractor shall <br /> recommend a suitable substitute for review and approval. <br /> 5-03. ,SERVICES <br /> The expectation of the Service Standard is to maintain the highest possible level of cleanliness <br /> for our facilities through a clear and concise outline of duties and frequencies of service. <br /> Daily, Weekly and Monthly services are outlined by building with all responsibilities clearly <br /> indicated as to frequency. <br /> CONTRACTOR shall provide a "Deep Cleaning" of all restrooms covered under this agreement at <br /> no less than once every 30 calendar days. <br /> Contractor shall provide cleaning and washing of all exterior windows twice yearly. Windows <br /> shall not be scheduled to be cleaned during inclement weather. <br /> *The Firehouse Arts Center requires all Lobby Glass, inside and out, higher than nine feet, to be <br /> cleaned four(4)times a year. <br /> • <br /> Page 4 of 53 <br />
