LIST OF CONDITIONS RE: PUD 77-3 MORRISON HOMES - ENGINEER'S REPORT <br /> <br /> Report dated July 8, 1977 <br /> Thie project is recommended for approval subject to the following <br /> conditions: <br /> <br /> A. That the developer provide detailed plans for and effect re- <br /> construction of the existing median in Valley Avenue to provide <br /> a left turn lane and channel islands into Northway Road. <br /> <br /> B- That no access be permitted from the development onto Valley <br /> Avenue except at the Northway Road intersection, and'that access <br /> rights be dedicated to the City on the Final MaD. <br /> <br /> C. That the developer construct ten-feet wide sidewalk along the <br /> Valley Avenue frontage to be'used for pedestrians and bicyclists. <br /> and that any landscaping of this area be shown in the detailed <br /> landscape plan required by Condition N. <br /> <br /> D. That the developer construct full street frontage improvements <br /> along Hopyard Road from the shopping center improvements on the <br /> north to the proposed intersection including but not limited to <br /> utility relocation, tree removal, 10' sidewalk, and medians as <br /> may be required in addition to the standard street improvements <br /> of curb,-gutter, sidewalk, storm drainage facilities, etc. <br /> <br /> That the developer construct full street frontage improvements <br /> along Hopyard Road from the proposed intersection to the limit <br /> of existing improvements on the south, plus additional improve- <br /> ments as necessary to effect a closure of the existing opening <br /> at Heatherlark Circle and to provide any medians that may be <br /> required in final design. <br /> <br /> ,~F. That the developer submit detailed street improvement plans to <br /> the City for review and approval for the proposed construction <br /> of street improvements along the east side of Hopyard Road for <br /> the areas listed above. Limits of this plan should be Valley <br /> Avenue on .the north and Hansen Drive on the south. These plans <br /> should be submitted in conjunction with the Tentative Map for this <br /> property. <br /> <br /> G. That the developer construct full street improvements on Northway <br /> Road. <br /> <br /> That the developer repair any damage to street improvements now <br /> existing or done during construction. <br /> <br /> ',I. That the sidewalk along the west side of Northway (between Valley <br /> Avenue and the proposed northeast-southwest street).be constructed <br /> as a separated Walk. <br /> <br /> J. That in the event that the Northway Road curve radius change is <br /> approved, the developer reconstruct the existing curb along the <br /> park and repair related improvements including but not limited <br /> ' to grading, turf, irrigation systems and sidewalks. <br /> <br /> That the interior street connecting Hopyard Road and Northway <br /> Road be constructed as a standard 46' wide right-of-way street and <br /> that the northerly curve be constructed as a concentric curve with <br /> a 100' centerline radius. <br /> <br />,~.
