ATTACHMENT 5
Jennifer Wallis
From: Wayne Rudick
Sent: Tuesday, February 24, 2015 9:49 AM
To: Jennifer Wallis
Subject: FW: Notice for hearing on 6602 Owens Drive, Suite 100
Jennifer,
I am partial owner of the building at 6602 Owens and immediately next to the unit in question. (This is not a fun
process at all for me!)
I will be attending the meeting on the 25th and totally objecting to the use of this office space.
We were approached several months back by the other owners real estate broker and told of this tenant possibly
being interested in the space. It was to merely be used for professional offices, like ours. The employees of the
company would be here and vans would be used and parked in back. The drivers were meeting here in the
morning and then would be picking up their clients and dropping them off at different businesses and locations
throughout the area, but there were to be no activities at this site, nor dropping anyone off at our building. I was
very specific on this and crystal clear on that concern. (About 10 years ago we were over on Rheem Dr,when a
training center was opened next to us. It was extremely disruptive!)
All parking was to be in back since we have very limited parking on our side of the building, especially now that
there is a new and large tenant in the building to the West of ours. They are now taking up parking spaces in our
area.
While the City's report indicates little if any disruption, I need point out that no one from the City ever bothered to
come in and speak with any of us.
I am concerned for: ( I will address all of these issues at the meeting on Wednesday night if necessary).
Safety
Parking
Noise
Future sale of our portion of the building.
Liability as partial owners in this association.
This is a professional office setting and not at all conducive to a school or day care type operation. I would have
the same concerns if this was a child care or school type tenant being proposed.
A prior owner had a children's photo studio tenant. Fortunately that was open typically only on weekends. It
was a significant problem for us as co-owners.
We also have an issue with others using our parking lot as a short cut, as was witnessed again this
morning. They don't want to wait at the light, so they cheat and in many cases race through our lot in their
vehicles. This is almost a daily occurrence which we have addressed with the police, but we have been told that
since it is private property, there was not much that could be done.
I have been a business owner in Pleasanton for over 22 years and never had any issues. I hate to be negative
about a great program like this and feel that the location is totally inappropriate for this type of operation. With
the notice that was sent out and very short timeframe to reply, it forced me to respond quickly and express my
grave concerns and before taking further action if necessary.
As of 9:45am this morning, I have not heard back from anyone other than the other owners commercial real
estate broker. He had tried to contact a representative of the tenant to see if they could address issues and
apparently has had no luck.
1
