He reported that one restaurant has already signed a lease for 15,000 square <br /> feet in Building E and intends to operate a Dim Sum banquet facility combined with an international <br /> food marketplace. Overall, he anticipated that approximately 1/3 to 1/2 of the space remaining aside <br /> from the grocery store would be occupied by a variety of restaurants. <br /> Vice-Mayor Brown asked and Mr. Blake confirmed that the leasing team is open to all varieties of <br /> tenants and not just those with an Asian flair. She asked if he anticipated any tutoring type facilities. <br /> Mr. Blake confirmed and said he envisioned one of each serving primary/elementary school ages, high <br /> school ages, and those with a focus on SAT preparation. <br /> Mr. Dolan asked to clarify Condition No. 28, which relates to the installation of an entry feature at corner <br /> of the project which will match one to be installed on the opposite side of the street. As it currently <br /> reads, the applicant is required to contribute to the cost of the feature that would be on their property. <br /> This language was used for the other side of the street where there were multiple contributors, but the <br /> project applicant is the sole contributor on this feature and will be asked to cover the full cost. <br /> Councilmember Pentin asked and Mr. Blake confirmed that he accepts all conditions outlined in the <br /> latest memo. Mr. Blake noted that his team has been given no idea of the cost of the entry feature and <br /> requested that the condition be modified to indicate a cap in the range of$25,000. <br /> Mr. Fialho could not provide an estimate, though acknowledged that the design, production an <br /> installation could be well upwards of $25,000. After some discussion, he suggested that staff could <br /> provide a preliminary estimate as part of the second reading of the ordinance for the Council to <br /> consider and either modify or approve at that time. <br /> Mr. Blake indicated his agreement. <br /> Vice-Mayor Brown requested a description of the entry feature. <br /> Mr. Fialho reminded her of the city's plans to standardize its gateways signs. The first sign discussed <br /> by the Council is to be located at the Bemal Avenue/I-680 interchange and it is that same theme that <br /> will be applied to this intersection. It will be slightly different that what is being constructed on the Bernal <br /> property in that while it will have the monument sign in the median, they are also installing entry <br /> features on both corners to acknowledge that traffic is entering Pleasanton and to balance what is <br /> across the street on the Livermore side. He stressed that this would not be the size or mass as the <br /> Livermore example, but would be equally as elegant. <br /> Sabrina Luk expressed her support for an Asian-focused shopping center both for herself and the many <br /> residents she has watched head to other cities to visit similar centers over the years. <br /> Xia Lin also expressed her support for the project. She explained that it is particularly welcome for <br /> several of her older family members who live within walking distance. <br /> Sherry Zhou said that while she loves the diversity of Pleasanton, she misses the conveniences of <br /> living in an Asian-saturated area like north San Jose. She said she was very excited to learn that she <br /> would soon be able to shop locally and that the somewhat overprice Ranch 99 market would soon have <br /> a strong market competitor. <br /> Hong Dan also said he was excited to see an Asian-oriented shopping center coming to his hometown <br /> and to have the opportunity to keep more of his spending dollars in the Pleasanton community. <br /> Mayor Thorne closed the public hearing. <br /> City Council Minutes Page 5 of 6 March 3, 2015 <br />
