ATTACHMENT 1 <br /> ORDINANCE NO. 2114 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF BRADLEY BLAKE, BHV <br /> CENTERSTREET PROPERTIES, LLC, FOR PLANNED UNIT DEVELOPMENT <br /> (PUD) DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-108 <br /> WHEREAS, Brad Blake has applied for Planned Unit Development plan approval <br /> to construct an approximately 112,000-square-foot shopping center and related site <br /> improvements on approximately 11.5 acres of the Retail/Commercial Site at Staples <br /> Ranch (the "Project"); and <br /> WHEREAS, zoning for the property is Planned Unit Development — Commercial <br /> (PUD-C) District; and <br /> WHEREAS, after a October 22, 2014 workshop, at its meeting of February 11, <br /> 2014, the Planning Commission adopted Resolution PC-2015-02, determining that the <br /> proposed development plan is appropriate for the site, making findings, and <br /> recommending to the Pleasanton City Council that PUD-108 be approved; and <br /> WHEREAS, on March 3, 2015, the Pleasanton City Council held a duly noticed <br /> public hearing on this application and considered all public testimony, agenda reports, <br /> and related materials, and the recommendations of the City staff and the Planning <br /> Commission; and <br /> WHEREAS, the City Council determined that the conditions described in <br /> California Environmental Quality Act (CEQA) Guidelines Section 15162 have not <br /> occurred and find that the previously prepared EIR and SEIR, including the adopted <br /> CEQA Findings and Statement of Overriding Considerations for the Stoneridge Drive <br /> Specific Plan Amendment/Staples Ranch are adequate to serve as the environmental <br /> documentation for this project and satisfy all the requirements of CEQA; and <br /> WHEREAS, the Pleasanton City Council finds that the proposed PUD <br /> development plan is consistent with the City's General Plan, the Stoneridge Drive <br /> Specific Plan Amendment/Staples Ranch and purposes of the PUD ordinance, and by <br /> this reference adopts and reaffirms all of the considerations and findings set forth in <br /> Planning Commission Resolution PC-2015-02. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> HEREBY ORDAIN AS FOLLOWS: <br /> Section 1. It approves Case PUD-108, the application of Bradley Blake, BHV <br /> Centerstreet Properties, LLC, for Planned Unit Development plan to construct an <br /> approximately 112,000-square-foot shopping center and related site improvements on <br /> approximately 11.5 acres of the Retail/Commercial Site at Staples Ranch, subject to the <br /> conditions as shown in Exhibit A, attached hereto and made part of this ordinance by <br /> this reference. <br />
