30.A sanitary sewer sampling manhole shall be provided on any new sanitary <br /> sewer lateral from the building, unless otherwise waived by the Chief Building <br /> Official. <br /> 31.The Building and Safety Division may require special plan check or <br /> inspections for the green building measures proposed. If required, the <br /> applicant shall provide verification to the Planning Division clearly stating that <br /> the Building and Safety Division approved all applicable requirements relating <br /> to green building measures. Said verification shall be provided prior to <br /> occupancy. <br /> Traffic Engineering <br /> 32.The applicant shall extend the left-turn vehicle storage lane on northbound <br /> Hopyard Road to westbound Owens Drive by an additional 125 feet as <br /> recommended per the traffic impact analysis by Hexagon Transportation <br /> Consultants, Inc., on file with the Planning Division. Said left-turn vehicle <br /> storage lane extension will reconfigure the existing Hopyard Road median <br /> and relocate the existing street light. The details of the median <br /> reconfiguration, left-turn vehicle storage lane extension, and relocation of the <br /> street light shall be submitted to the City Traffic Engineer and Director of <br /> Community Development for review and approval prior to the issuance of a <br /> building permit. All construction shall be completed and finaled prior to <br /> occupancy. <br /> 33.The applicant shall dedicate adequate right-of-way along the southbound <br /> portion of Hopyard Road between the 1-580 eastbound off-ramp and Owens <br /> Drive subject to the satisfaction of the City Traffic Engineer and City Engineer. <br /> This right-of-way will allow for future construction of a separate southbound <br /> right turn lane at the Hopyard Road/Owens Drive intersection, as well as a <br /> bike lane and sidewalk between the 1-580 eastbound off-ramp and Owens <br /> Drive. The applicant shall submit a final right-of-way dedication plan to the <br /> City Traffic Engineer for review and approval prior to issuance of a building <br /> permit. <br /> 34.The applicant or responsible party shall pay traffic impact fees for the subject <br /> use as determined by the City Traffic Engineer. This includes both the <br /> Pleasanton Traffic Impact Fee and the Tri-Valley Transportation Fee. These <br /> fees shall be paid prior to issuance of a building permit. <br /> 35.All new parking spaces shall conform to the City standard parking <br /> dimensions. Plans submitted to the Building Division for permits shall have <br /> the dimensions clearly noted on the plans. <br /> PUD-100 Chick-fil-A <br /> Conditions of Approval (Planning Commission) Page 5 <br />
