Initial Study and Negative Declaration <br />Land Use Element <br />Sustainability <br />Program 2.2: Encourage the reuse of vacant and underutilized parcels and <br />buildings within existing urban areas. <br />Overall Community Development <br />Program 5.2: Consider surrounding land uses and potential impacts when <br />changing land -use designations. <br />Industrial, Commercial and Office <br />Policy 13: Ensure that neighborhood, community, and regional commercial <br />centers provide goods and services needed by residents and businesses of <br />Pleasanton and its market area. <br />Program 13.1: Zone sufficient land for neighborhood, community, and <br />regional commercial uses to support Pleasanton's increasing business <br />activity. <br />The proposed development would also result in the rezoning of the remaining <br />parcel at 6111 Johnson Court. This site is currently zoned Office (0) District and <br />conforms to the 0 District's development standards including the maximum <br />allowable Floor Area Ratio (FAR) of 30 %. With the proposed development and <br />land transfer from the existing office site located at 6111 Johnson Court to the <br />proposed Chick -fil -A site, the resultant FAR would be 34.5 %, exceeding the <br />maximum allowable FAR of 30% for the 0 District. As such, the site located at 61 1 1 <br />Johnson Court would be rezoned from 0 District to Planned Unit Development - <br />Office (PUD -O) District to allow a higher FAR. The proposed 34.5% FAR would <br />conform to the maximum 60% FAR allowed by the General Plan. In addition, as <br />described in this IS /MND, the physical changes resulting from proposed changes to <br />the General Plan land use designations, and the proposed rezoning would not <br />result in any significant environmental impacts. Therefore, this would be a less- <br />than-significant impact. <br />c. There is no habitat conservation plan or natural community conservation plan <br />applicable to the project area. Therefore, this would be categorized as no- <br />impact. <br />35 <br />
