Initial Study and Negative Declaration <br />In order to accommodate the new development, the northern parking area <br />of the adjoining office site would be reduced and reconfigured, resulting in <br />a reduction of parking spaces from 72 spaces to 55 spaces. However, the <br />resultant number of parking spaces would meet the minimum number of <br />parking spaces (49) required by the Municipal Code for non - medical /dental <br />office uses. <br />A total of 67 surface parking spaces are proposed for the restaurant, <br />including 16 on -site parking spaces; the remaining parking spaces would be <br />located within the Pleasanton Square II Shopping Center. The current <br />anchor tenants at the shopping center include Lay Z Boy, Larkspur Landing <br />(a hotel), BevMo, Smart&Final, and In -N -Out Burger. The business park was <br />constructed with more parking spaces than required by the City's parking <br />ordinance. A reciprocal access and parking agreement is in place for all <br />tenants in the shopping center. This agreement will be modified to include <br />the proposed Chick -fil -A restaurant. <br />Related site modifications /improvements, including grading, construction of <br />retaining walls, tree removal, and installation of new paving and <br />landscaped areas. The arborist report identified 34 trees within the project <br />site.
