Figure 1: Pleasanton Park Business Park <br />CalTrans Remnant/Surplus Parcel <br />In July 2013, Delta Properties, the owners of Pleasanton Square 11, purchased the <br />approximately 0.59 -acre piece of surplus land from CalTrans. The vacant parcel is located <br />between the 1 -580 Hopyard Road eastbound (EB) off -ramp and the business park. This vacant <br />site has a Pleasanton General Plan Land Use Designation of Open Space — Public Health and <br />Safety. It does not have a zoning designation. <br />The Current Proposal <br />Deborah Kerr, on behalf of Chick- fil -A, filed applications for the construction of a restaurant with <br />double drive - through lanes and related on -site improvements. The proposed development also <br />involves General Plan amendments, rezoning, modifications to the Pleasanton Square II <br />Shopping Center approval, and lot line adjustments between existing parcels. This staff report <br />analyzes each component of the applications. <br />SITE DESCRIPTION <br />The proposed project site is located on Johnson Court off Owens Drive. The site borders the 1- <br />580 eastbound (EB) Hopyard Road off -ramp on the north, Hopyard Road on the east, Owens <br />Drive on the south, and Pleasanton Square II Shopping Center and Johnson Court on the west. <br />Figure 2 on the following page shows the project location. <br />P13- 2533/PUD- 100/PUD- 96- 13 -02M Planning Commission <br />Page 3 of 27 <br />
