These changes were initiated <br /> by staff with the objective of reducing the water demand of the project and ensuring an <br /> attractive landscape design for the site. <br /> Proposed text is shown in underline; deleted text is shown in strikeout. <br /> 17.The construction plans submitted for issuance of a building permit shall include a <br /> revised landscape plan that accurately shows the location of proposed <br /> groundcover and any-modifications to the existing landscaping, subject to the <br /> review and approval by the Director of Community Development. The landscape <br /> plan shall be revised to replace the turf in the planting areas along Santa Rita <br /> Road and West Las Positas Boulevard with high quality drought-tolerant shrubs <br /> and ground covers, consistent with the Bay-Friendly Landscape Guidelines. A <br /> final landscape plan and irrigation plan shall be submitted to and approved by the <br /> Director of Community Development as part of the plan check plans prior to <br /> issuance of a building permit. Said landscape plan shall be consistent with the <br /> approved landscape plan plus any conditions of approval, shall be accurately <br /> drawn and depict all proposed species and species to remain, and shall be <br /> detailed in terms of species, location, size, quantities, and spacing. All Pplant <br /> species shall be drought tolerant and the irrigation system shall maximize water <br /> conservation throughout the development (e.g. drip system). <br />
