THE CITY OF 2 <br /> t CITY COUNCIL AGENDA REPORT <br /> PL EASANTON. <br /> • <br /> October 21, 2014 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS AND SUBDIVISION <br /> AGREEMENT FOR TRACT 7975 (HERITAGE GROVE, 4238 FIRST <br /> STREET) <br /> SUMMARY <br /> Tract 7975 creates five single-family detached residential lots at 4238 First Street. The <br /> property is located east of First Street and south of Vineyard Avenue as shown on <br /> attached vicinity map. Staff has reviewed the Final Map and Improvement Plans and <br /> has found them to be in substantial conformance with the Tentative Map. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On February 27, 2013, the Planning Commission approved an application for Vesting <br /> Tentative Map 7975 to subdivide the property, located at 4238 First Street, into five <br /> parcels. The existing single family detached home will remain and four new <br /> single-family detached homes will be constructed. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 7975. <br /> 2. Authorize the City Manager to execute the Subdivision Agreement for this <br /> development. <br /> 3. Accept all easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The project's financial impact on the City will be offset by the property revenue from <br /> taxes and development fees paid by the properties within the project. <br />
