20. Plan check plans submitted to the Building and Safety Division shall include <br /> written verification from PG&E that improvements, including but not limited to <br /> parking, lighting, landscaping and irrigation in PG&E's easement are acceptable. <br /> 21. All roll-up doors shall be recessed a minimum of 7.5-inches into the building wall, <br /> unless the building wall is a concrete-tilt-up wall in which case the roll-up doors <br /> shall be recessed approximately two or three inches into the building wall. Plan <br /> check plans submitted to the Building and Safety Division shall address this <br /> condition of approval. <br /> 22. Unless otherwise approved by the Director of Community Development, plan <br /> check plans submitted to the Building and Safety Division shall include a <br /> modified southern façade showing vertical trellises above the roll-up doors with <br /> trained vines or alternative enhancement subject to the review and approval by <br /> the Director of Community Development. Signage shall not be considered an <br /> enhancement. <br /> 23. The area indicated as "Sales Display" on the lighting plan in Exhibit B is <br /> acceptable as the "designated display area" as long as lighting plans submitted <br /> to the Building and Safety Division for plan check are identical in lighting levels <br /> as shown on Exhibit B. If greater lighting levels are shown on plan check plans, <br /> the Directory of Community Development may require a smaller area to be <br /> identified as a "designated display area." In accordance with the Mitigation <br /> Monitoring and Reporting Program (MMRP), lighting shall be reduced during <br /> non-operational evening hours. <br /> 24. Prior to installation, the design of any outdoor furniture or potted plants shall be <br /> submitted for review and approval by the Director of Community Development. <br /> 25. All parking spaces used by the public shall be striped. <br /> 26. The use of exterior loud speakers shall be prohibited. <br /> 27. Tires stored at the subject site shall not be visible. All tire storage shall occur <br /> within an enclosed and covered area that meets applicable stormwater <br /> requirements. <br /> 28. All proposed trellises must be painted metal (not wood), or approved equal. <br /> 29. The applicant shall secure all applicable permits from the Bay Area Air Quality <br /> Management District. <br /> 30. The lighting fixture and lighting pole shall be the same color. Said color shall be <br /> neutral, shall be noted on a specification sheet or detail identifying the design <br /> and pole height on plan check plans submitted to the Building and Safety <br /> PUD-106, Chrylser-Jeep-Dodge Page 5 <br />
