EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> FOR CASE PUD-80-3 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division. <br /> <br /> 2. That the developer make an in-lieu cash payment'to the <br /> · City for the estimated cost of one-half of the bridge <br /> across the Arroyo Mocho at~ Martin Avenue but that this <br /> _figure is not to exceed $250,000 and that these funds '- <br /> <br /> canbe used for the bridge across the Arroyo Mocho at <br /> Santa Rita Road or any other public works improvements <br /> beneficial to the subject p~operty as determined by the <br /> · ' City Council. Said cash payment shall be made prior to <br />- issuance of any ~d. la~ng permit for struct~Ees'on the subject property.- <br /> 3. That the applicant work with the owner of property to <br /> the north in order to provide for the construction of <br /> the extension of Pimlico Drive from the subject pro- <br /> perty to its existing location in the Great 'American <br /> Homes devel6pment and that this connection be installed <br /> at the time of the construction of the improvements for' <br /> the subject property. If the owner of the land to the <br /> north does not wish to construct the street at ~his time, <br /> the applicant shall work with the City to acquire the <br /> right-of-way to construct the street and enter into a <br /> reimbursement agreement with the City to be reimbursed <br /> for the cost of the street when the land to the north <br /> develops - <br /> <br /> 4. That the developer-take whatever action necessary to <br /> remove the property from the special flood hazard <br /> area (Zone. A) as shown on the Flood Hazard Boundary <br /> .Map of the City of Pleasanton. <br /> <br /> 5. That rather than moving the arroyo Las Positas 40 ft-. <br /> east as shown on the development plan, the developer <br /> work with the Alameda County Flood District to move <br /> that arroyo to its ultimate location as shown on Zone <br /> 7's plan and the Pleasanton General Plan. If this <br /> proves impossible and the channel must be moved as <br /> shown on the map, then it should be kept as close to <br /> the eastern boundary of the tract as possible. <br /> <br /> 6. That all relocated drainage channels be hydroseeded to <br /> reduce erosion. <br /> <br /> 7. That the-developer meet all Zone 7 requirements for <br /> improvements to drainage channels. <br /> <br /> <br />
