EXHIBIT A <br />DRAFT CONDITIONS OF APPROVAL <br />PUD -106 <br />Chrysler -Jeep -Dodge <br />Staples Ranch <br />September 16, 2014 <br />PROJECT SPECIFIC CONDITIONS <br />Community Development Department <br />1. Access from El Charro Road is not permitted. Plans submitted to the Building <br />and Safety Division for plan check shall omit said access. At the time the <br />remainder of the Auto Mall site is developed, access from El Charro Road will be <br />considered, subject to the Pre - Development and Cooperation Agreement. <br />Planning Division <br />2. Permitted uses on the subject PUD include: sales and purchasing of pre -owned <br />and new vehicles, vehicle inspections, vehicle servicing and repair, vehicle <br />detailing, vehicle appraisals, and non - public carwash with reclaimed water <br />system. <br />3. Unless otherwise approved by the Director of Community Development, the <br />following is prohibited on the subject property: <br />a. Outdoor music; <br />b. Banners, pendants on light poles, balloons, temporary signage, <br />inflatables, and similar items as determined by the Director of Community <br />Development; <br />c. Tents; <br />d. Raised display areas; <br />e. The parking of display vehicles within landscape areas; and <br />f. Outdoor tire storage, within the service canopy or elsewhere on the site. <br />4. No signage is approved with this application. <br />5. Prior to occupancy, landscaping and irrigation (suitable to accommodate recycled <br />water) shall be installed along the street frontage of the 16 -acre site. Plans <br />submitted to the Building and Safety Division for plan check shall demonstrate <br />compliance with this condition. <br />6. Any phasing of project improvements, such as drive aisles or interior sidewalks, <br />shall be noted on plans submitted to the Building and Safety Division for plan <br />check, and is subject to the review and approval of the Director of Community <br />Development. <br />PUD -106, Chrylser- Jeep -Dodge Page 1 <br />
