1. That the dev~opment be substantially as.~hown on the <br />--° development ~ an, Exhibit A, on file wit the Planning <br /> Division. <br /> <br /> 2. That there be a minimum of at least five models in the <br /> development and that elevations for the additional <br /> models be submitted to the Planning Division for <br /> approval prior .to submission of a tentative map. <br /> <br /> 3. That all two-story houses be separated by distances <br /> of at least 20 ft. That the distance between a <br /> single story house and the second story portion <br /> of a two-story house be at least 17 ft. and that <br /> the distance between single story houses be at <br /> least 10 ft. <br /> <br /> 4. That the applicant submit a house siting plan showing <br /> how the new models would be sited on the lots to <br /> the Planning Division for approval prior to tentative <br /> map submittal. <br /> <br /> 5. That conditions relating to grading, drainage, dust <br /> control, erosion control, street widths, street <br /> improvements, utilities, etc. shall be considered <br /> at the time of submittal of the tentative map on <br /> the subject property. <br /> <br /> 6. That the developer pay any and all fees that the <br /> property may be subject to. <br /> <br /> 7. That the haul route to the site shall be approved <br /> by the City prior to construction. <br /> <br /> 8. That the following conservation features be included <br /> in each home: a) low flush water closets; b) shower <br /> flow control heads; c) aerators in interior faucets; <br /> and d) insulation of hot water lines. <br /> <br /> 9. That the developer be aware that the project is subject <br /> to the Residential Allocation Program (RAP) of the City <br /> of Pleasanton and that no building permits can be issued <br /> until allocation has been granted under the RAP. <br /> <br /> 10. That the developer be aware that this project will be <br /> subject to additional requirements under the Fire Code. <br /> The Fire Marshal should be contacted for further infor- <br /> mation. <br /> <br /> ll. That except as modified by the development plan, the <br /> site development standards for the project shall be <br /> those of the R-1-7500 District. <br /> <br /> 12. That all utilities required,to serve this development <br /> shall be installed underground. .- <br /> <br /> 13. 'That the developer install street trees as required <br /> by ordinance. <br /> <br /> 14. That any damage to the street improvements now existing <br /> or done during construction on the subject property <br /> shall be repaired at full expense to the developer. . <br /> <br /> <br />
