1. That the dev~opment be substantially as.~hown on the --° development ~ an, Exhibit A, on file wit the Planning Division. 2. That there be a minimum of at least five models in the development and that elevations for the additional models be submitted to the Planning Division for approval prior .to submission of a tentative map. 3. That all two-story houses be separated by distances of at least 20 ft. That the distance between a single story house and the second story portion of a two-story house be at least 17 ft. and that the distance between single story houses be at least 10 ft. 4. That the applicant submit a house siting plan showing how the new models would be sited on the lots to the Planning Division for approval prior to tentative map submittal. 5. That conditions relating to grading, drainage, dust control, erosion control, street widths, street improvements, utilities, etc. shall be considered at the time of submittal of the tentative map on the subject property. 6. That the developer pay any and all fees that the property may be subject to. 7. That the haul route to the site shall be approved by the City prior to construction. 8. That the following conservation features be included in each home: a) low flush water closets; b) shower flow control heads; c) aerators in interior faucets; and d) insulation of hot water lines. 9. That the developer be aware that the project is subject to the Residential Allocation Program (RAP) of the City of Pleasanton and that no building permits can be issued until allocation has been granted under the RAP. 10. That the developer be aware that this project will be subject to additional requirements under the Fire Code. The Fire Marshal should be contacted for further infor- mation. ll. That except as modified by the development plan, the site development standards for the project shall be those of the R-1-7500 District. 12. That all utilities required,to serve this development shall be installed underground. .- 13. 'That the developer install street trees as required by ordinance. 14. That any damage to the street improvements now existing or done during construction on the subject property shall be repaired at full expense to the developer. .
