Property lines shall be located a minimum of two feet from the uphill side of the <br /> top of bank. <br /> 87. The project developer shall submit a final grading and drainage plan prepared by <br /> a licensed civil engineer depicting all final grades and on-site drainage control <br /> measures, including concrete-lined V-ditches, to protect all cut and fill slopes <br /> from surface water overflow. This plan shall be subject to the review and <br /> approval of the City Engineer and/or the Chief Building Official, as applicable, <br /> prior to the issuance of any building permits. <br /> 88. The project developer shall submit a refundable cash bond for hazard and <br /> erosion control prior to issuance of an Engineering or Building and Safety <br /> Division permit. The amount of this bond will be determined by the City <br /> Engineer. <br /> 89. The project developer shall dedicate to the City for street right-of-way purposes <br /> those parcels of land intended to be public streets. <br /> 90. The project developer shall grant an easement to the City over those parcels <br /> needed for public service easements (P.S.E.) and which are approved by the <br /> City Engineer or other easements, which may be designated by the City <br /> Engineer. <br /> 91. The design for the line, grade, and structural sections for the streets serving this <br /> development shall be subject to final review and approval by the City Engineer. <br /> 92. The project developer shall construct vertical P.C.C. curbs and gutters within this <br /> development unless otherwise approved by the City Engineer. When the <br /> sidewalk is adjacent to the curb and gutter, they shall be poured monolithically. <br /> 93. The haul route for all materials to and from this development shall be approved <br /> by the City Engineer prior to the issuance of an encroachment permit. <br /> 94. The project developer shall submit a dust control plan or procedure as part of the <br /> improvement plans. <br /> 95. The design of the water supply and sanitary sewer systems shall be subject to <br /> the review and approval of the City Engineer. <br /> 18 <br />
