THE CITY OF <br /> 7 <br /> CITY COUNCIL AGENDA REPORT <br /> PL E ASANTONa <br /> July 15, 2014 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS AND THE <br /> SUBDIVISION AGREEMENT FOR TRACT 7952, (4693 and 4715 <br /> AUGUSTINE STREET) <br /> SUMMARY <br /> Tract 7952 creates six single-family detached residential lots at 4693 and 4715 <br /> Augustine Street. The property is located west of Augustine Street and south of <br /> W. Angela Street as shown on attached vicinity map. Staff has reviewed the Final Map <br /> and Improvement plans and has found them to be in substantial conformance with the <br /> approved Tentative Map. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On January 14, 2009 Planning Commission approved an application by Jerry Raney for <br /> Vesting Tentative Map, Tract 7952, to subdivide the subject property, located at 4693 <br /> and 4715 Augustine Street, into six parcels. Three existing single family detached <br /> homes will remain and three new single family detached homes will be constructed. <br /> RECOMMENDATION <br /> 1. Approve the Improvement Plans and Final Map for Tract 7952, (4693 and 4715 <br /> Augustine Street). <br /> 2. Authorize the City Manager to execute the Subdivision Agreement for this <br /> development. <br /> 3. Accept all parcels of land and easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> The proposed development would have a negligible financial impact on the City. <br /> Revenue from taxes and development fees generally cover the increased cost to <br /> provide services and maintain infrastructure. The developer is responsible for the cost <br /> of constructing the improvements related to the project. <br />
