CONDITIONS OF APPROVAL OF PUD-79-13 <br /> <br /> 1. That approval of case PUD-79-13 constitutes approval only <br /> of Planned Unit Development-Industrial Zoning for the <br /> s'~bject property: this zoning shall allow a business/ <br /> industrial park consisting of administrative headquarters; <br /> offices for engineering and other technological professions; <br /> research and development activities; high technology <br /> nanufacturing; commercial activities such as restaurants, <br /> duplicating services, branch banks, gas'stations, travel <br /> agencies, etc. intended mainly to service the park; ~nd <br /> a small proportion of warehouse uses. <br /> <br /> 2. That prior to construction of any buildings on the site, <br /> a final development plan(s) must be submitted to the <br /> Planning Co~nission and the Council for approval, said <br /> plan(s) to more specifically indicate uses; architectural <br /> design; site development standards such as height, set- <br /> back, location of parking facilities, screening of <br /> loading facilities, etc.; and landscaping among other <br /> information. <br /> <br /> 3. That a soils investigation of existing soils, pit areas <br /> and filled pits be conducted prior to submittal of a <br /> final development plan to determine the extent of <br /> existing soil to be removed and measures to make the <br />~ property safe for construction. The soils investigation <br /> would be-done by a qualified consultant under contract <br /> with the City and the cost of the study reimbursed to <br /> the City by the developer. That case PUD-79-13 be <br /> returned to the Commission if the depth of soil to be <br /> removed equals 10 ft. or more. <br /> <br /> 4. That all imported fill and exported debris be transported <br /> to and from the site via E1 Charro/Busch Road. <br /> <br /> 5. That a haul route be approved by the City for fill and <br /> r~oval of spoils prior to commencement of grading. <br /> <br /> 6. That silt traps be installed and that the property be <br /> revegetated with native grasses as soon as the final <br /> grade is reached in order to control dust. generation. <br /> <br /> 7. That trucks (of all sizes) making pickups and deliveries .shall <br /> be allowed to service the subject property only between the <br /> hours of 7:30 am and 5:30 pm. <br /> <br /> <br />
