EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-104/PUD-81-22-14M/P14-0590 <br /> Workday, Inc. <br /> May 20, 2014 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The approximately 6.9-acre BART portion of the project site is zoned Planned Unit <br /> Development — Mixed Use (PUD-MU) District. The permitted uses on the subject <br /> property shall include office uses and ancillary uses associated with an office <br /> campus such as an employee cafeteria, employee fitness facility, etc. <br /> 2. PUD-81-22 governing the Stoneridge Corporate Plaza development is modified as <br /> shown on the PUD development plan for PUD-104/PUD-81-22-14M. <br /> Furthermore, condition of approval No. 18 of Ordinance No. 1014 regarding the <br /> public's use of the private landscaped area between the office buildings is <br /> eliminated in its entirety. Except as modified by this condition, all conditions of <br /> approval of Cases PUD-81-22 through PUD-81-22-13M shall remain in full force <br /> and effect. <br /> 3. The PUD development plan shall expire two years from the effective date of this <br /> ordinance or later as approved by a development agreement unless a building <br /> permit is issued and construction has commenced and is diligently pursued. <br /> 4. The applicant shall execute the development agreement within 10 days of the City <br /> Council's second reading of the ordinance approving the development agreement. <br /> 5. The project developer shall pay any and all fees to which the property may be <br /> subject prior to issuance of permits or as provided for in a development <br /> agreement. The type and amount of the fees shall be those in effect at the time <br /> the permit is issued unless otherwise provided in a development agreement <br /> covering the project. <br /> 6. Unless otherwise provided for in a development agreement, prior to issuance of a <br /> building permit, the applicant/developer shall pay: (i) the applicable Zone 7 and <br /> City connection fees and water meter cost for any new water meters, including <br /> new irrigation meters, applicable to the portion or phase of the project covered by <br /> the permit; and (ii) the applicant/developer shall pay any applicable Dublin-San <br /> Ramon Services District (DSRSD) sewer permit fee. <br /> 1 of 28 <br />
