CONDITIONS OF APPROVAL OF PUD-79-2 <br /> <br /> 1. That the development be substantially as shown on the Hillside <br /> Development Plan, Exhibit A, on file with the Planning Division. <br /> <br /> 2. That the buildings in the development shall be a maximum of <br /> two-stories in height. <br /> <br /> 3. That final design of all structures including accessory buildings <br /> and fences shall be subject to approval by the Planning Division. <br /> It is intended that all structures blend with their surroundings <br /> to the maximum extent practicable. To this end, building materials <br /> used shall be confined mainly to varying types of wood and some <br /> types of masonry (such as slumpblock or brown brick). Colors <br /> shall be those earthtones which best conform to the area. Bright <br /> obtrusive colors, such as white stucco walls or red roofs shall be <br /> prohibited unless it can be demonstrated that such colors would <br /> not be out of character with the surroundings. Color control shall <br /> be especially critical on the upper 11 sites. <br /> <br /> 4. I,~ere perimeter fencing (around the perimeters of the 28 individual <br /> parcels) is desired, it shall be confined to low open split rail <br /> type fencing similar to that shown on the development plan. Privacy <br /> shall be achieved mainly through hedges and other types of landscap- <br /> ing. Safety fencing around swimming pools should also be open in <br /> nature (wrought iron or similar). All fencing shall be subject to <br />~ approval by the Planning Division. <br /> <br /> 5. Thst the developer be aware that the exact cross sections and <br /> design details of the roads and all utilities will be determined <br /> at the time of the consideration of the tentative and final sub- <br /> division maps and that the design of the roads and location of <br /> utilities, driveways, etc. may change at that time. <br /> <br /> 6. That if grading practices are required on a lot (in order to create <br /> a building site) which are contrary to the purposes'of the HPD <br /> District, as'determined by City Staff, the applicant shall submit <br /> a revised development plan for approval by the Planning Cowmission <br /> and City Council- <br /> <br /> 7. That a lot specific soils investigation and report shallbe completed <br /> by a sta~e licensed geologist, geologic engineer or soils engineer <br /> 'and approved by the Building Division prior to issuance of a building <br /> permit. The soils report and the 4/9/79 Soil and Geologic Investiga-. <br /> tion shall be used to govern how the structures will be constructed <br /> on the sites. <br /> <br /> 8. That should any proposed lot not have a buildable site, such lot <br /> shall not be shown on the tentative map as a separate parcel but <br /> shall be included in the open space lands or be added to neighbor- <br /> ing parcels.
