CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 919 <br /> <br /> AN ORDINANCE APPROVING A DEVELOPMENT PLAN FOR AN <br /> APPROXIMATELY 73-ACRE PARCEL OF LAND LOCATED SOUTH- <br /> WEST OF FOOTHILL ROAD AND NORTH OF LONGVIEW DRIVE <br /> <br />WHEREAS, the City Council, on October 9, 1979, adopted Ordinance No. <br /> 908 which rezoned an approximately 73-acre parcel of land <br /> located southwest of Foothill Road and north of Longview <br /> Drive from the "A" (Agricultural) District to the HPD <br /> (Hillside Planned Development) District; and <br /> <br />WHEREAS, the applicant, pursuant to rezoning established by Ordinance <br /> No. 908, has prepared a development plan; and <br /> <br />WHEREAS, the Planning Commission, at its October 10, 1979, meeting <br /> considered and approved case PUD79-2, the application of <br /> Joseph Boatright and Raymond Goodrich for approval of a 28- <br /> unit residential hillside planned development proposed for <br /> this approximate 73-acre site (subject to conditions set <br /> forth in Resolution #1808); and <br /> <br />WHEREAS, staff has recommended that three additional conditions be <br /> attached to this approval; <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES ORDAIN <br />AS FOLLOWS: <br /> Section 1. The development plan as shown in PUD 79-2 for a 28-unit <br /> residential hillside planned development for the 73-acre site <br /> located southwest of Foothill Road and north of Longview Drive <br /> is hereby approved subject to the conditions attached hereto <br /> as Exhibit A and made a part hereof by reference, based on the <br /> following findings: <br /> <br /> (1) The approval of the plan is in the best interests <br /> of the public health, safety and general wel£are; <br /> <br /> (2) Off-site and on-site views of the ridges will not <br /> be substantially impaired. In determining which <br /> ridges are subject to this finding, the following <br /> criteria shall be used: the intents and purposes <br /> set forth in Section 2-2.3201 shall be followed. <br /> <br /> (3) Any grading to be performed within the project <br /> boundaries takes into account the environmental <br /> characteristics of that property, including but <br /> not limited to prominent geological features, <br /> existing stream beds and significant tree cover <br /> and is designed in keeping with the best engineer- <br /> ing practices to avoid erosion, slides or flooding, <br /> to have as minimal an effect on said environment as <br /> possible; <br /> <br /> <br />
