35. Plan check plans submitted to the Building and Safety Division shall include <br /> written verification from PG&E that the landscaping and irrigation in PG&E's <br /> easement are acceptable. <br /> 36. The height of the fence along 1-580 shall not exceed 6-feet. Barbwire shall not <br /> be allowed. Plan check plans submitted to the Building and Safety <br /> Division shall include verification of Caltrans' approval/denial. <br /> 37. Walls and solid privacy fencing shall not be located on the existing PG&E and <br /> Zone 7 easements by Interstate-580. <br /> 38. Plan check plans submitted to the Building and Safety Division shall include a <br /> specification and/or detail for the proposed corten steel guard rail. Any changes <br /> to the design style of the proposed guard rail shall be subject to the review and <br /> approval by the Director of Community Development. <br /> 39. Except as otherwise modified by the conditions of approval for this case, <br /> compliance with the City's noise standards shall be achieved. <br /> 40. The project developer shall obtain a Building Permit from the Building <br /> Department and any other applicable City permits for the project prior to the <br /> commencement of any construction. <br /> 41. The final location of pad-mounted transformers shall be subject to approval by <br /> the Director of Community Development prior to issuance of permits by the <br /> Building and Safety Division. Such transformers shall be screened by <br /> landscaping to the satisfaction of the Director of Community Development. All <br /> transformers shall be shown on the plans submitted for issuance of building <br /> permits. <br /> 42. Conveyance documents for all parcels on the Staples Ranch Site shall include <br /> the required disclosures listed below. Each property owner on the Staples <br /> Ranch Site shall provide all of its future tenants and any purchaser of any <br /> property on the Staples Ranch Site with copies of the required disclosures listed <br /> below. The property owner will disclose to all potential tenants and property <br /> owners conditions that may not be readily apparent which may occur on or near <br /> the Staples Ranch Site: <br /> a. The presence of and typical activities and physical characteristics <br /> associated with the auto mall planned on the Staples Ranch Site <br /> including vehicle servicing, washing, and vacuuming, bright lighting, <br /> illuminated freestanding freeway sign, noise, early and late hours of <br /> operation, and large truck deliveries. <br /> b. The presence of and typical activities and characteristics associated <br /> with park uses on the Staples Ranch Site including bright lights, noise, <br /> large buildings, large delivery trucks, early and late use hours of park <br /> use. <br /> PUD-98, CarMa*Auto Superstores Page 5 <br />
