attempt to resolve the complaints. If the resolution is unsuccessful, the Director <br /> of Community Development may reduce these hours. <br /> 3. No test driving shall occur on residential streets. <br /> 4. The PUD development plan shall expire two years from the effective date of this <br /> ordinance unless a building permit is issued and construction has commenced <br /> and is diligently pursued or as otherwise vested by an approved Development <br /> Agreement. <br /> 5. The project developer shall pay any and all fees to which the property may be <br /> subject prior to issuance of permits or as provided for in a Development <br /> Agreement. The type and amount of fees shall be those in effect at the time the <br /> permit is issued. <br /> 6. The subject project shall be developed in accordance with the <br /> Neighborhood Park/Detention Basin Funding and Improvement Agreement. <br /> 7. The subject project shall be developed in accordance with the Cost-Sharing <br /> and Pre-Development and Cooperation Agreements. <br /> 8. All future additions, site design changes, and new structures shall be <br /> reviewed on a case-by-case basis in accordance with the purposes and <br /> requirements of Chapter 18.68 of the Pleasanton Municipal Code, unless <br /> otherwise governed by an approved Development Agreement. All future site <br /> design changes, landscaping changes, building additions, and new buildings <br /> shall be subject to this process, except as otherwise conditioned. <br /> 9. All roll-up doors shall be recessed a minimum of 8-inches into the building wall, <br /> unless the building wall is a concrete-tilt-up wall in which case the roll-up doors <br /> shall be recessed approximately two or three inches into the building wall. Plan <br /> check plans submitted to the Building and Safety Division shall address this <br /> condition of approval. <br /> 10. Prior to installation, the design of any outdoor furniture or potted plants shall be <br /> submitted for review and approval by the Director of Community Development. <br /> 11 . All parking spaces used by the public shall be striped. <br /> 12. The use of exterior loud speakers shall be prohibited, except for emergency <br /> purposes. <br /> 13. Plan check plans submitted to the Building and Safety Division shall not show the <br /> entry sign shown at the terminus or the entry drive (shown on Sheets C4.0, C7.0, <br /> C8.0, C9.0, the lighting plans, and L1.0 of Exhibit B). <br /> PUD-98, CarMax Auto Superstores Page 2 <br />
