Prior to issuance of a building or grading permit, the applicant/developer shall work <br /> with staff to incorporate all the applicable measures of the Climate Action Plan <br /> checklist. The incorporated measures are subject the satisfaction of the Director of <br /> Community Development. <br /> 17. A total of seven (7) bike racks for public use shall be installed within the project, <br /> consistent with the Housing Site Development Standards and Design Guidelines <br /> requirements. The location and typical installation details of said bike racks shall <br /> be included with the plans submitted for issuance of building permits and shall be <br /> subject to the review and approval by the Director of Community Development <br /> prior to issuance of building permits for the project. <br /> 18. The applicant/developer shall detail the above-ground balconies with framed-out <br /> arches where shown on the approved PUD plans. The detailing shall be noted on <br /> the plans submitted for issuance of building permits and shall be subject to the <br /> review and approval by the Director of Community Development prior to issuance <br /> of building permits for the project. <br /> 19. The applicant/developer shall use relatively smooth hand-troweled stucco finish, <br /> such as the Santa Barbara style texture to Building A and Building B. The stucco <br /> texture shall be noted on the plans submitted for issuance of building permits and <br /> shall be subject to the review and approval by the Director of Community <br /> Development prior to issuance of building permits for the project. <br /> 20. The applicant/developer shall install STC rated 30 windows and doors in all units <br /> along West Las Positas Boulevard, as recommended in the Environmental Noise <br /> Assessment. The applicant shall install STC rated 28 windows and doors in other <br /> locations. The STC rating for all windows and doors shall be noted on the plans <br /> submitted for issuance of building permits and shall be subject to the review and <br /> approval by the Director of Community Development prior to issuance of building <br /> permits for the project. <br /> 21. All mechanical equipment shall be constructed in such a manner that noise <br /> emanating from it will not be perceptible beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> 22. Prior to the issuance of building permit, the applicant shall provide the details of the <br /> noise barrier on the southern property line for review and approval by the Director <br /> of Community Development. The wall surface shall be textured "grapestake" as <br /> stated in the memo from Charles M. Salter and Associates dated February 20, <br /> 2014 on file with the Planning Division. <br /> 3 of 31 <br />
