EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-81-30-88D (formerly PUD-103) <br /> Summerhill Apartment Communities <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The permitted uses for the Planned Unit Development — Mixed Use (PUD-MU) <br /> zoned portion of the property shall include multi-family residential and a leasing <br /> office for the apartment complex. <br /> 2. The PUD development plan shall expire two years from the effective date of this <br /> ordinance or later as approved by a development agreement unless a building <br /> permit is issued and construction has commenced and is diligently pursued. In <br /> the event of a conflict between any of these PUD conditions of approval and a <br /> development agreement for the project, the terms and conditions of the project <br /> development agreement shall govern. <br /> 3. The project developer shall pay any and all fees to which the property may be <br /> subject prior to issuance of permits or as provided for in a development <br /> agreement. The type and amount of the fees shall be those in effect at the time <br /> the permit is issued unless otherwise provided in a development agreement <br /> covering the project. <br /> 4. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable Zone 7 and City connection fees and water meter cost for any water <br /> meters, including irrigation meters, applicable to the portion or phase of the <br /> project covered by the permit. Additionally, the developer shall pay any applicable <br /> Dublin-San Ramon Services District (DSRSD) sewer permit fee. <br /> 5. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable City and Tri-Valley regional traffic impact fees for the project as <br /> determined by the City Traffic Engineer, or as identified in a project development <br /> agreement. <br /> 6. The applicant/developer shall pay the applicable in-lieu park dedication fees. <br /> 7. This approval does not guarantee the availability of sufficient water capacity to <br /> serve the project. Prior to the recordation of a Final Map, issuance of a grading <br /> permit, issuance of a building permit, or utility extension approval to the site, <br /> whichever is sooner, the applicant/developer shall submit written verification from <br /> Zone 7 Water Agency or the City of Pleasanton's Utility Planning Division that <br /> 1 of 31 <br />
