Where the PUD development plan specifies a setback less than that <br /> shown above, the development plan setback is allowed; however, <br /> any future addition or accessory structure shall meet the above-listed <br /> standard. <br /> b. Unless otherwise specified in subsection(a) above, all site <br /> development standards shall be those of the R-1-10,000 District. <br /> c. Building height shall be measured from the lowest elevation of the <br /> structure to the highest elevation of the structure. Exceptions for <br /> chimneys and similar roof features shall be those of the R-1-10,000 <br /> District <br /> d. Trellis-covered arbors and/or porches up to a height of fifteen feet <br /> (15' 0") supporting photovoltaic panels shall be exempt from the <br /> City's Administrative Design Review procedures. Design review at <br /> the Planning staff level and building/electrical permits shall be <br /> required. <br /> e. Lots 1-5, 11-16, and 19 shall have single-story homes. No second <br /> story additions shall be allowed on these lots. <br /> f. No accessory structure and no re-grading shall occur within the <br /> natural slope portion of Lot 17 located southerly of the house. <br /> g. No accessory structure, play equipment, or other above-ground <br /> facility shall be placed on, and no re-grading shall occur on, the <br /> sloping portion of the rear yards of Lots 1-5; this areas shall be <br /> maintained as landscaped open space consistent with the landscape <br /> plan. <br /> 4. Development standards for the Hillside Residential/Open Space Lots shall <br /> be as follows: <br /> • <br /> a. Site development standards shall be those of the R-1-40,000 district • <br /> for structures within the"designated development area." For the <br /> open space portions of the lot,the site development standards shall <br /> be those of the A district. Setbacks for both shall be measured from <br /> actual lot lines,not the"designated development area"boundary. <br /> b. New structures within the hillside residential areas shall be limited to <br /> 25-foot high,single-story units and should be sited to be screened <br /> from off-site views. <br /> c.
