e. Building Architecture <br /> (1) The proposed buildings shall be modified to incorporate the <br /> recommendations included in the excerpt from the October <br /> 26, 2000 letter from Turnbull Griffin&Haesloop Architects. <br /> Final review and approval shall be made by the Planning <br /> Director prior to issuance of building permits. <br /> (2) Painted surfaces of the primary wall areas of the buildings <br /> shall be a minimum of 40 percent on the gray scale. <br /> (3) Garage doors should be painted predominantly in the same <br /> wall color unless the garage doors are not visible from <br /> off-site. Trim on garage doors is acceptable. <br /> Caretaker's Unit <br /> 6. The caretaker's unit site shall be as shown on the development plan. Prior <br /> to its development, the site shall be determined to be acceptable as a result <br /> of a focused geotechnical study of the site and access road. The unit shall <br /> be subject to design review by the Planning Commission. When sited, it <br /> shall provide room for a 20' access road to pass it in order to connect the <br /> planned EVA to the Konig property. Landscaping appropriate to its setting <br /> shall be included. <br /> Second Units <br /> 7. This PUD Development Plan approval shall function as a conditional use <br /> permit for the second units which may be constructed at the time of initial <br /> construction, as shown on the Apperson LDR house plotting plan. The <br /> following requirements shall apply: <br /> a. Only one (1) residential unit on the subject property may be rented. <br /> The other unit shall be owner-occupied. The dwelling's owner shall <br /> be signatory to any lease for the second unit. The second unit shall <br /> be occupied by no more than two (2) adults, although there shall be <br /> no limit on the number of children. The project developer shall <br /> prepare a deed restriction to this effect for these lots and shall submit <br /> it to the City Attorney for review and approval prior to recordation <br /> of the first final subdivision map. <br /> b. in no case shall the second unit be sold, subdivided, or held under <br /> different legal ownership from the primary residence. <br /> c. One (1) off-street parking space shall be made continuously <br /> available to the occupant(s) of the second unit for parking. In the <br /> event that the occupant(s) of the second unit own and operate more <br /> than one(1) auto, all vehicles shall be accommodated on-site. <br /> Conditions of Approval,PUD-5,Centex Homes' Apperson Ridge June 5.2001 <br /> Page 9 <br />
