Open Space and Amenities. The project includes several active and passive recreation <br /> areas and amenities. Interior recreation areas and amenities include a fitness facility <br /> located in Building A and a community lounge located in Building B. Exterior recreation <br /> and amenity areas include a pool, spa, seating areas, barbeque area, children's play area <br /> with play equipment, and a common open green. Building B would also have a water <br /> feature along the West Las Positas Boulevard frontage. One hundred sixty eight (168) of <br /> the 177 units would have private open space areas in the form of patios or balconies. The <br /> private open space areas range from 56 sq. ft. to 143 sq.ft.in area. <br /> Vehicular Access. Vehicular access to the apartments would be maintained from the <br /> existing West Las Positas Boulevard driveways with the right-in/right-out at the western <br /> driveway and a signalized intersection of West Las Positas Boulevard and Hacienda Drive. <br /> Improvements at West Las Positas Boulevard and Hacienda Drive are proposed as part of <br /> the development. The northbound Hacienda Drive approach would be modified to provide <br /> one left-turn lane and one shared through/right-turn lane. The southbound Hacienda Drive <br /> approach would be modified to include one left-turn lane, one through lane and one right- <br /> turn lane. Improvements are also proposed at West Las Positas Boulevard/Stoneridge <br /> Drive: the eastbound and westbound West Las Positas Boulevard approaches would be <br /> converted to two left turn lanes, two through lanes and one right-turn lane. There are two <br /> existing Livermore Amador Valley Transit Authority (LAVTA) bus stops near the project site <br /> — one is located to the east of the project site, and the other one is located across West Las <br /> Positas Boulevard at the middle school. No additional stops are requested by LAVTA for <br /> this project. <br /> Pedestrian Access. A pedestrian pathway would link the apartment buildings with the <br /> passive and active recreational uses on the site. Pedestrian access to the apartment units <br /> would be from internal corridors coming from common entries and/or individual garages. <br /> Most of the ground floor units would also have direct porch entrances. <br /> Apartment Building Design. The apartment buildings present a Spanish influenced <br /> architectural style. The materials that are proposed include stucco exterior finish, stone <br /> veneer, wood-like trim for the windows, tile roof, wrought iron patio and balcony railings, <br /> and awnings. Building walls would pop-in or-out to provide variation in the wall plane and <br /> break up the building mass. The rooflines of the buildings have a 4:12 pitch with roof wells <br /> to locate HVACs and S-tile with variation in colors (adobe blend) would be the roof material. <br /> Building walls vary in materials (stucco, brick veneer, and simulated stone trim) and colors <br /> to provide variety and interest. <br /> To break the roof volume on Building C and Building D, dormer elements have been added <br /> to the second floor roof facing the arroyo (south). To ensure the privacy of the residents <br /> across the arroyo, these dormers do not have windows, but instead "horizontal louvers." <br /> PUD-103/Summerhill Apartment Communities Planning Commission <br /> Page 10 of 34 <br />
