Pedestrian Access. A pedestrian pathway would link the apartment buildings with <br /> the passive and active recreational uses on the site. Pedestrian access to the <br /> apartment units would be from internal corridors coming from common entries and/or <br /> individual garages. Most of the ground floor units would also have direct porch <br /> entrances. <br /> Apartment Building Design. The apartment buildings present a Spanish influenced <br /> architectural style. The materials that are proposed include stucco exterior finish, <br /> stone veneer, wood-like trim for the windows, tile roof, wrought iron patio and <br /> balcony railings, and awnings. Building walls would pop-in or-out to provide <br /> variation in the wall plane and break up the building mass. The roofs of the buildings <br /> have a 4:12 pitch with roof wells to locate HVACs. The roof material is concrete tile <br /> with a variegated color pattern (adobe blend). Building walls vary in materials <br /> (stucco, brick veneer, and simulated stone trim) and colors to provide variety and <br /> interest. <br /> To break the roof volume on Building C and Building D, dormer elements have been <br /> added to the second floor roof facing the arroyo (south). To ensure the privacy of <br /> the residents across the arroyo, these dormers do not have windows, but instead <br /> contain architectural vents. <br /> Parking. A total of 304 resident and guest parking spaces would be provided, <br /> comprised of 130 spaces in the apartment building garages, 124 carport spaces, and <br /> 50 surface parking spaces including 12 compact parking spaces. At least one <br /> covered space would be provided for, and assigned to, each apartment unit. <br /> Tree Removal. A total of 103 existing trees were surveyed on the subject property; <br /> among them, 27 are heritage-sized trees as defined by the Municipal Code. The <br /> heritage-sized trees consist of 13 evergreen ash trees, six red ironbark trees, seven <br /> callery pear trees, and one cork oak. As proposed, all heritage-sized trees, except <br /> for two, would be preserved. Overall, the proposed development would remove 54 <br /> existing trees. Preliminary landscape plans have been provided for the proposed <br /> development. <br /> Affordable Housing Agreement <br /> A total of 27 (15% of total project units) will be rent restricted affordable units to <br /> households with incomes at or less than 100% or the Area Median Income (AMI).
