CONDITIONS OF APPROVAL <br /> <br /> PUD-79-3 <br /> <br />1. That the allowed and conditionally allowed uses on the <br /> property be specifically as set forth on the attached list. <br /> <br />2. That the 10,000 sq. ft. commercial building be substantially <br /> as shown on the Development Plan, Exhibit A, except that the <br /> pilasters shall be spread further apart, that all remaining <br /> pilasters shall be widened from 50%-100%, and that <br /> alternating plywood panels shall be installed so that the <br /> grooves run diagonally. <br /> <br />3. That the developer consider adding windows or storefronts to <br /> all or a portion of the north and south elevations of the <br /> building and continuing the covered walkway into these two <br /> areas. <br /> <br />4. That the site plan layout and landscaping shall be as <br /> approved for Case Z-79-11 (Burger King) by the Design Review <br /> Board as modified by City Council Resolution No. 79-36. <br /> <br />5. That the street number of the building be posted so as to be <br /> easily seen from the street at all times, day and night. <br /> <br />6. That all ducts, meters, air conditioning equipment, and any <br /> other mechanical equipment, whether on the structure, on the <br /> ground, or elsewhere, be effectively screened from view with <br /> materials architecturally compatible with the main structure. <br /> <br />7. That all mechanical equipment be constructed in such a manner <br /> that noise emanating from it will not be perceptible at or <br /> beyond the property plane of the subject property in a normal <br /> environment for that zoning district. <br /> <br />8. That all lighting be constructed in such a manner that glare <br /> is directed away from surrounding properties and <br /> rights-of-way. <br /> <br />9. That all trash and refuse be contained completely within <br /> enclosures architecturally compatible with the main <br /> structure. <br /> <br />10. That if signing for the development is desired, a <br /> comprehensive signing program be submitted to the City for <br /> consideration under separate application. <br /> <br />11. That any damage to street improvements now exiting or done <br /> during construction on the subject property be repaired at <br /> full expense to the developer. <br /> <br />12. That perimeter lighting approved by the Police Department <br /> shall be provided on the subject property. <br /> <br /> <br />
