THE CITY OF <br /> , lJ�i <br /> 1" CITY COUNCIL AGENDA REPORT 6 <br /> pLEASANTON. <br /> December 17, 2013 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS AND <br /> SUBDIVISION AGREEMENT FOR TRACT 7981 (MEDERIOS <br /> CROSSING) <br /> SUMMARY <br /> Tract 7981 creates ten single-family townhouse lots in a PUD-High Density Residential <br /> district. The approved PUD-71 and Vesting Tentative Map 7981 include the demolition <br /> of an existing house and construction of ten new single-family townhouses on an <br /> approximately 0.88 acre site. The property is located at 3835 Vineyard Avenue across <br /> from Adams Way as shown on Attachment 2. Staff has reviewed the Final Map, <br /> Improvement Plans and all required agreements, and has found them to be in <br /> substantial conformance with the approved Vesting Tentative Map. All improvements <br /> necessary for this tract will be installed with Tract 7981. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On September 29, 2010, the Planning Commission approved an application for Vesting <br /> Tentative Map 7981 to subdivide an approximately 0.88 acre site located at 3835 <br /> Vineyard Avenue into ten single-family townhouse lots consistent with the PUD-71 <br /> development plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 7981 (Mederios Crossing). <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> FINANCIAL STATEMENT <br /> The driveway and all utilities serving this residential development are private and shall <br /> be maintained by a Homeowners' Association. Water meters will be installed for each <br /> individual townhouse and read bimonthly by the City Water Division. All building permit <br /> related fees and development impact fees will be paid by the property owner at the time <br /> of project development. <br />
