CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> ORDINANCE NO. 883 <br /> <br /> AN ORDINANCE APPROVING A DEVELOPMENT PLAN FOR A 10-LOT SINGLE <br /> FAMILY RESIDENTIAL SUBDIVISION ON AN APPROXIMATELY 50-ACRE <br /> SITE LOCATED NORTHWESTERLY OF THE EXISTING TERMINUS OF LONGVIEW <br /> DRIVE FILED BY L AND H LAND COMPANY UNDER APPLICATION #PUD-78-1 <br /> <br />WHEREAS, L and H Land Company has filed an application for develop- <br /> ment plan approval of a hillside planned development for <br /> a 10-lot single-family residential subdivision on an approx- <br /> imately 50-acre site located northwesterly of the existing <br /> terminus of Longview Drive; and <br /> <br />WHEREAS, this property had previously been zoned HPD (Hillside <br /> Planned Development) by the adoption of Ordinance No. 815 <br /> on March 28, 1977; and <br /> <br />WHEREAS, an Environmental Impact Report has been completed in com- <br /> pliance with California Environmental Quality Act and State <br /> guidelines; and <br /> <br />WHEREAS, the City COUncil has reviewed and considered the informa- <br /> tion inthe Environmental Impact Report; and <br /> <br />WHEREAS, at its meeting of April 24, 1979, Council adopted Resolu- <br /> tion No. 79-72, approving the Environmental Impact Report <br /> and made the necessary findings; and <br /> <br />WHEP~AS, in considering the evidence offered regarding the geologic <br /> hazards on the site, Council concludes that: <br /> <br /> (1) the evidence presented by the applicant to. the effe~.t <br /> the site is now, and has been, stable and free from <br /> seismic activity deserves great weight; <br /> <br /> (2) that the statements in the Environmental Impact Report <br /> relating to potential landslide risk are based on a <br /> study done without on-site, below surface work; <br /> <br /> (3) applicant's expert, in concluding that the site is <br /> stable, has indicated that said conclusions are based <br /> on a number of below surface investigations done by <br /> himself and several other geologists; <br /> <br /> and <br /> <br /> WHEREAS, the Council adopts by reference and incorporates herein <br /> Section 1 of Planning Commission Resolution No. 1727, set- <br /> ting forth the findings required for granting this develop- <br /> ment plan approval. <br /> <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> ORDAIN AS FOLLOWS: <br /> <br /> Section 1.
