CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 879 <br /> <br /> AN ORDINANCE APPROVING A DEVELOPMENT PLAN FOR A 75 <br /> LOT SINGLE FAMILY SUBDIVISION ON APPROXIMATELY 65 <br /> ACRES OF LAND LOCATED BETWEEN CRELLIN ROAD AND THE <br /> CITY LIMIT LINE AT THE END OF ARBOR DRIVE, FILED BY <br /> THE CHAMBERLAIN GROUP UNDER APPLICATION NO. PUD-78-5. <br /> <br />WHEREAS, the City Council of the City of Pleasanton on May 9, 1978, <br /> adopted Ordinance No. 853; and <br /> <br />WHEREAS, said ordinance changed the zoning of the 65 acres of land <br /> located between Crellin Road and the City limit line at <br /> the end of Arbor Drive from R-1-6500 and R-1-20,000 (Single <br /> Family) Districts to the PUD (Planned Unit Development) <br /> District; and <br /> <br />WHEREAS, Zoning Unit Map 173 was adopted amending the City Zoning <br /> Map for that property. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES ORDAIN <br />AS FOLLOWS: <br /> <br />Section 1. That the development plan for a medium density residential <br /> development filed as PUD-78-5 by the Chamberlain Group be <br /> approved subject to the following conditions: <br /> <br /> 1. That the minimum width of building pads (measured from <br /> the middle of the pad) be 75 feet. <br /> <br /> 2. That the development be substantially as shown on the <br /> site plan, landscape plan, grading plan and topographic <br /> map, Exhibit A, and the elevations and Plot Map, <br /> Exhibit B, on file with the Planning Division. <br /> <br /> 3. That the developer provide controlled access ~rff~_the <br /> cul-de-sacs to prevent dirt bikes and other off road <br /> vehicles from using open space areas. <br /> <br /> 4. That an outfall structure and/or silt basin be provided <br /> at full expense to the developer at each outfall in the <br /> park site. <br /> <br /> 5. That a permanent drainage improvement, such as a con- <br /> crete lined drainage swale be provided to direct run- <br /> off into the western cul-de-sac. <br /> <br /> <br />
