Alameda County Altamont Landfill Open Space Fund <br /> Castleridge Property Acquisition <br /> Pleasanton Ridge Regional Park <br /> East Bay Regional Park District <br /> Both Alameda County and the City of Pleasanton acknowledge the opportunities that abound <br /> for recreation in the Pleasanton Ridgelands area. The County's East County Area Plan sets <br /> forth policies and programs that support acquisition of the ridgelands as permanent open space <br /> for public use, the protection of sensitive viewsheds and biological diversity and the creation of <br /> a regional trail system connecting Pleasanton Ridge to West Dublin and Contra Costa, Santa <br /> Clara and San Joaquin counties. Similarly, Pleasanton's General Plan 2005 — 2023 supports the <br /> expansion of EBRPD's Pleasanton Ridge Regional Park. Goal 6 of its Open Space and <br /> Conservation Element aims to achieve an open space system that that offers pedestrian, bicycle, <br /> equestrian, and hiking trails, staging areas and restrooms and preserves areas that offer <br /> "...extraordinary views of natural and human-made objects." <br /> 3. Strategic Value in Land Protection <br /> Acquisition of the Castleridge property as pan of Pleasanton Ridge Regional Park will ensure <br /> that the land is managed and protected in perpetuity as part of a nationally recognized park <br /> system which balances conservation, resource enhancement, environmental education and <br /> recreation. Approximately 45 acres of the property lies within the City of Pleasanton's Urban <br /> Growth Boundary and is designated Rural Density Residential, which allows for the <br /> development of one dwelling unit per five acres. The remainder of the property has an <br /> Agriculture and Grazing land use designation and is allowed to support one dwelling unit per <br /> 100 acres. <br /> Development on the property is constrained by the following voter-approved measures and <br /> initiatives: <br /> • West Foothill Road Corridor Overlay District•. Restricts development with the goal of <br /> maintaining aesthetic, rural character of the Foothill Road corridor. <br /> • Pleasanton Hills and Housing Cap Initiative / Measure PP: Prohibits developing homes <br /> on slopes that are greater than 25%. <br /> • Pleasanton Ridgelines Protection and Growth Control Initiative / Measure QQ: <br /> Prohibits the subdivision of a parcel for more than 10 housing units and preserves scenic <br /> open space. <br /> • Ridgelands Agriculture and Grazing Initiative / Measure M: Assigns Land Use <br /> Designation "Public Health and Safety" to the ridgelands, thereby limiting development. <br /> • Ridgelands Agriculture and Grazing Initiative Measure N: Limits development of the <br /> ridgelands to one dwelling unit per 160 acres, specifies that Improvements must be <br /> situated within 300 feet from any public road. <br />
