Alameda County Altamont Landfill Open Space Fund <br /> Conferidge Property Acquisition <br /> Pleasanton Ridge Regional Park <br /> East Bay Regional Pork District <br /> PROJECT DESCRIPTION <br /> East Bay Regional Park District (EBRPD) proposes to acquire the 231.57± acre Castleridge <br /> property, which is located in the western portion of the City of Pleasanton in Alameda County, <br /> west of Foothill Road. This area is considered part of the Tri-Valley Region which includes the <br /> communities of Pleasanton, Dublin and Livermore. The property is about I mile northwest of <br /> the Bernal Road 1-680 access points and one mile south of the Dublin 1-580 access points. <br /> The property consists of one irregularly shaped assessor's parcel (APN 946-3800-003-16). The <br /> City of Pleasanton General Plan 2005 - 2025 designates the parcel as both I) Agriculture and <br /> Grazing, zoned for one dwelling unit per 100 acres and 2) Rural-Density Residential, zoned for <br /> 0.20 dwelling units per acre. Development on the parcel is also controlled by the guidelines set <br /> forth in the West Foothill Corridor Overlay District of the Pleasanton Municipal Code and <br /> Measures PP, QQ, M, N and F. The General Plan, zoning ordinances and codes, and measures <br /> seek to preserve the scenic views. open space and rural character of the Pleasanton Ridgelands. <br /> The site is not connected to water, sewer, storm, or utilities. There are no dwellings, barns, or <br /> outbuildings on the property. Access to the property is via an Agreement which allows for an <br /> access and utility easement off of Old Foothill Road. <br /> The topography of the property is rolling to steep and elevations range from 440 feet along Old <br /> Foothill Road to almost 1,500 feet along the ridge tops. From the highest vantage points of <br /> Pleasanton Ridge, the Mount Diablo Range, San Francisco Bay and entire Tri-Valley area can be <br /> seen. <br /> The landscape is dominated by the oak woodland plant community dotted with patches of <br /> shrubs and grasslands. Native coast live oak and valley oak are found in abundance and <br /> understory species also include several native species such as California hazelnut, mugwort and <br /> blue wildrye. The shrub patches occur mostly on the drier southern slopes and include <br /> California sagebrush and California coffeeberry. The grassland patches occur most notably in <br /> the northeastern corner of the property and consist of exotic species and native species such <br /> as California melicgrass and purple needlegrass. The site also boasts native blgleaf maples, <br /> California sycamores and Pacific madrones. <br />
