Ms. Janice Stern
Planning Manager
jstern@cityofpleasantonca.gov
Dear Ms. Stern,
May I ask you to kindly share this email with the members of the City Planning Committee and
City Council.
I am a resident of the Ironwood Homes that is located in very close proximity to the proposed
East Pleasanton site. I am concerned about the selected "Preferred Plan"dated September 19,
2013. What is a lovely"countrified community" is about to be confronted with all the problems
of an urban area...traffic, insufficient number of schools for the number of housing units,
adequate plans for sewage, pollution, etc. With both the East Pleasanton Plan and Auf de Maur,
Pleasanton is being asked to take more than its "fair share"of the mandated RHNA numbers and
multi-family housing.
• In addition, may I please ask the Planning Commission and City Council to consider the
following: Reducing the total units to a number closer to 1430 as originally conceived
(with 65% SF=930 and 35% MF=500 units), which will provide more single family units
than both former option 5 and 7, and still make a project financially feasible.
• Busch Road should not be the primary collector carrying most of the traffic volume as it
connects to Valley. The East Pleasanton internal street network should distribute and
disperse traffic to provide less impact to Valley Road that is congested at rush hour and is
one of the most heavily traveled streets in Pleasanton.
• Expansion of El Charro should be financed by sources other than the land developers as it
will benefit Pleasanton and Livermore residents and businesses. This would then defray
the developer's infrastructure costs and make it more feasible for them to make the same
financial profit with less units.
• Maintain the "250" Ordinance to insure that growth and building occurs slowly as was
intended by the passing of the Ordinance.
• If the plans allow for the OSC to be relocated, the new developments will blend better
with our existing homes.
• City planning in Pleasanton should be controlled by Oakland but by our own city.
Oakland is not exactly a model to envy. Look at the urban nightmare experienced by that
city.
Thank you for the opportunity to be heard and express my concerns.
Sincerely,
Carol Cohen, Ironwood Community
