Maria Hoey
Subject: P13-1858, East Pleasanton Specific Plan -Questions and Concerns
From: Ashish Ahluwalia
Sent: Tuesday, September 24, 2013 10:31 PM
To: Janice Stern
Cc: Mayor and City Council
Subject: P13-1858, East Pleasanton Specific Plan - Questions and Concerns
Hello Janice,
Me and my wife Gowri Kamarthy are resident of Ironwood community at 1119 Baur Ct.
We are writing to you to express our serious concern about the proposed plan.
1. It seems that a our area is being allocated a disproportionately high percentage of multi-unit and low income
housing. Why is this not being distributed to other areas in Pleasanton?
We already of good share of senior apartments and senior home very close to our community. This should be
considered in your calculations to meet state government requirements and calculating our share of these types
of homes.
2. Can you point me to specifics of the law that requires the city to meet minimum low income housing
requirements? What is the criteria that is used to calculate number of units?
3. Has the city considered existing open land that may have been zoned for other purposes such as retail or
industrial and tried to allocate some housing there?
I would like a copy of entire Pleasanton city with open land and its zoning identified.
4. We have serious concerns about the traffic. As I recall for the Ironwood community, the road access to Mohr
avenue was blocked for about 100 homes as this would cause a traffic problem for people residing near or
alongside Mohr/ Martin/ Kamp and other internal roads. Considering that almost 1800 homes are being
considered in the plan, traffic on Busch Road, Valley Ave, Stanley Blvd and Santa Rita Road is a major concern.
What is city planning to do address this concern.
5. Schools -All Elementary, Middle and High Schools are already packed. My son tells me that a middle school
teacher is given $60/year for her class to manage their expenses. With budget so tight, how many additional kids
will be added in our school system and what is the plan to accomodate them?Where will budget come from? How
will this impact quality of education in Pleasanton?
6. School related traffic: I don't know if you have seen the traffic during peak school hours. Valley Ave, Stanley and
Santa Rita are almost like parking lots. With 1800 more homes it will only get worse. What is city planning to do,
to address this?
7. We find it odd that single family homes are being built alongside Stanely(Stanely& El Charro and Stanely and
Valley). In order preserve the neighborhood appearance and maintain the value of our properties, it would make
sense to built multi unit homes along side these streets and intersections and build only single family homes along
Busch road. Why is this not being considered?
Awaiting your prompt reply.
Ashish Ahluwalia &Gown Kamarthy
1
