The modifications to Option 6 are being suggested as they provide significantly <br /> more residual value than the current Option 6 while maintaining the same unit count of <br /> 2279 units, the same Single-family/Multi-family ratios and the same RHNA percentages. <br /> It is clear that plans with the same unit count can provide drastically different financial <br /> results and impact the financial viability of the East Pleasanton Specific Plan. <br /> 2. The Transfer Station shows land use that is included in the overall 1759 unit <br /> count and counted as contributing to infrastructure costs in the feasibility studies. <br /> There has been discussion at the Task Force to provide the TS Parcel with <br /> underlying density that would be above and beyond the 1759 units. This <br /> additional density would not be counted in the contribution to improvement costs <br /> and therefore make the land more valuable and thus help encourage the <br /> landowner to move because the value of the property could cover, or significantly <br /> offset, the cost of moving. The plans indicate an 11 DUA density for this parcel <br /> which we support and this would result in an additional 83 units if these units are <br /> considered to be above the base units on the remaining parcels as <br /> recommended (for a total of 1822 if the TS moves). <br /> Summary <br /> We respectfully request that the Planning Commission support the Preferred Plan <br /> and Plan Alternatives presented in the Staff Report and the Preferred Plan & <br /> Alternatives Report, dated September 19, 2013, with the following modifications: <br /> 1. Modify Option 6 to reflect the Land Use pattern presented in Attachment A, <br /> labeled as Option 6 Modified. <br /> 2. Recommend that that the density shown on the Transfer Station in all options be <br /> in addition to the total units shown on the Options. In the Preferred Plan this <br /> would result in 1822 versus 1759 units as a total. <br /> Our representative, Patrick Costanzo, will be in attendance at the meeting on <br /> September 25th.
