f) That the garages of the single-family units shall not be modified or used for <br /> storage in a manner that would interfere with the ability to park cars within the <br /> garage. <br /> g) That the trash container for the single-family units shall be stored within the <br /> designated area of the garage, except when the container is placed by the private <br /> court or street for pick-up by the Pleasanton Garbage Service. <br /> h) That the common areas of this development shall use reclaimed water for <br /> landscape irrigation when available. <br /> Wording for these disclosures and covenants shall be written in simple/plain language, <br /> shall be submitted to the City Attorney for review and approval before City Council <br /> approval of the first final subdivision map for this development, and shall be recorded over <br /> the project site by separate instrument. The disclosures and covenants shall be <br /> incorporated in the CC&R's for this development. <br /> Fees <br /> 50. Prior to issuance of a building permit, the project applicant/developer shall pay the <br /> applicable Zone 7 and City of Pleasanton connection fees and water meter cost for any <br /> water meters, including irrigation meters, applicable to the portion or phase of the project <br /> covered by the permit, minus the previous credits for 103.5, 5/8-inch meters. Additionally, <br /> the developer shall pay any applicable Dublin-San Ramon Services District (DSRSD) <br /> sewer permit fee. <br /> 51. The project applicant/developer shall pay such fees as the Tri-Valley regional traffic <br /> impact fee, in-lieu park dedication fees, etc., as to the amount and timing of payment <br /> described in the Commons at Gateway Development Agreement, dated August 14, 2013. <br /> 52. The project applicant/developer shall pay any and all other applicable fees to which the <br /> property may be subject prior to issuance of permits unless payment of the fee is deferred <br /> to the occupancy permit by the Commons at Gateway Development Agreement. The type <br /> and amount of the fees shall be those in effect on the effective date of the Commons at <br /> Gateway Development Agreement, dated August 14, 2013. <br /> Fence Design and Location <br /> 53. The project applicant/developer shall submit to the Planning Division a fence/wall plan <br /> with the locations and design detail of the private and common area fences and walls for <br /> review and approval by the Director of Community Development with the first final <br /> subdivision map. The location and design of the fences and walls shall conform to the <br /> PUD Development Plan. All fences and walls and their locations on the development <br /> shall conform to the approved fence/wall plan. <br /> Green Building Measures <br /> 54. Prior to the first building permit submittal for the apartments and the single family units, <br /> the project applicant/developer shall provide a list of the green building measures used in <br /> the design of the units covered by this approval for review and approval by the Director of <br /> Community Development. <br /> Page 9 <br />
