HACIENDA MOBILE HOME PARK <br /> MAINTENANCE STANDARDS AND SCHEDULE <br /> GAS LINE MAINTENANCE <br /> • GAS LEAK SURVEY ANNUALLY,WHICH INCLUDES INSPECTION OF ALL GAS SERVICE LINES AND WILL INSURE THAT ALL <br /> GAS COCKS ARE LEAK TIGHT AND CAN BE EASILY SHUT OFF IN CASE OF AN EMERGENCY AND SHALL REPLACE THOSE <br /> THAT LEAK OR THAT CANNOT BE EASILY SHUT OFF. <br /> PARK INSPECTIONS <br /> • PARK MANAGER TO CONDUCT INSPECTION OF THE PARK WITH THE RESIDENT MAINTENANCE COMMITTEE EVERY SIX <br /> MONTHS. <br /> • MONTHLY PARK INSPECTION BY PARK MANAGER IN ORDER TO WRITE UP THOSE RESIDENTS WHOSE SPACE IS NOT <br /> BEING MAINTAINED IN SUBSTANTIAL COMPLIANCE WITH THE PARK'S RULES AND REGULATIONS. <br /> FIRE HYDRANTS <br /> • FLUSH AND PRESSURE TEST PARK FIRE HYDRANTS ANNUALLY. <br /> FIRE EXTINGUISHERS <br /> • INSPECTED IN OCTOBER EACH YEAR. <br /> MULBERRY TREES <br /> • TRIM LOW HANGING TREE BRANCHES,AS NEEDED. <br /> • TRIM ALL TREES BY APPROXIMATELY SEPTEMBER 30r"EACH YEAR,WEATHER PERMITTING. <br /> PARK STORM DRAINS <br /> • CLEAN ALL PARK STORM DRAINS,AS NEEDED. <br /> LANDSCAPING <br /> • SPRINKLER SYSTEM MAINTENANCE: REPAIR AND REPLACE,WHERE NECESSARY,AS REQUIRED TO PROVIDE <br /> ADEQUATE IRRIGATION TO THE COMMON AREAS. (ON GOING.) <br /> PARK FENCING <br /> • THE PARK'S PERIMETER FENCING SHALL BE INSPECTED BY THE PARK MAINTENANCE PERSON AND <br /> REPAIRED/REPLACED WHERE NEEDED. (ON GOING.) <br /> PARK SIDEWALKS <br /> • SIDEWALKS TO BE INSPECTED ANNUALLY BY THE PARK MAINTENANCE PERSON AND REPAIRED/REPLACED WHERE <br /> NEEDED. <br /> SWIMMING POOL <br /> • SWIMMING POOL/SPA INSPECTION AND ANY NECESSARY REPAIRS ARE TO BE DONE IN MAY.POOL OPENS MEMORIAL <br /> DAY WEEKEND(MAY),AND CLOSES AFTER LABOR DAY WEEKEND(SEPTEMBER). <br /> RESIDENTS'DUMPSTER <br /> • DUMPSTER WILL BE BROUGHT INTO PARK FOR RESIDENTS'USE FOR TWO WEEKS AT A TIME BOTH IN MAY AND <br /> OCTOBER,WEATHER PERMITTING.PARK MANAGEMENT TO PROVIDE FOR THE RESIDENTS'USE ONE OR MORE <br /> DUMPSTERS(TOTALING 40 CUBIC YARDS). MANAGEMENT WILL SEND OUT NOTICES TO THE RESIDENTS TO ENSURE <br /> THAT ONLY MATERIAL ACCEPTABLE AT THE LANDFILL IS PLACED INTO THE DUMPSTER. THE DUMPSTER(S)WILL BE <br /> AVAILABLE FOR TWO WEEKS OR AFTER DUMPSTER HAS BEEN FILLED TWICE,WHICHEVER OCCURS FIRST. ONCE A <br /> DUMPSTER IS FILLED,MANAGEMENT SHALL REMOVE IT AS SOON AS REASONABLY POSSIBLE AND REPLACE IT WITH A <br /> SIMILAR SIZED DUMPSTER. <br /> CLUBHOUSE MAINTENANCE <br /> • CLEAN CARPETS,WALLS,CEILINGS AND ALL MAJOR APPLIANCES.(ON GOING.) <br /> STREETS AND PARKING AREAS <br /> • SWEEP AND MAINTAIN PARK STREETS,INCLUDING KILLING WEEDS THAT GROW IN THE STREETS'CRACKS.(ON <br /> GOING.) <br /> • PARK CURBS,SPEED BUMPS AND PARKING AREAS WILL BE REPAINTED AND RESTRIPED ON AN AS-NEEDED BASIS. <br /> Dated:September 26,2013 <br />
